Booking Deposit: Pay a £150 deposit for En-suites or £200 for private rooms to secure your spot. Refundable at tenancy end, minus any deductions. (Amount may vary based on availability.)
Installment Plan: 4 or 9 installments, or pay in full

Cooling-Off Period:
- You may cancel within 7 days of booking (48 hours during peak booking) without penalty. Outside this period, Property Manager may retain your deposit to cover administrative costs.
- If you book on or after 1st August, you can cancel within 24 hours of signing the AST for tenancies starting on or before 30th September.
- If you book less than 7 days before your AST start date (or 24 hours if booked after 1st August), you may cancel up to the day before your tenancy begins.
- To cancel, email the property team to receive a Cancellation Pack. If cancelled during the cooling-off period, the Property Manager may retain part or full deposit to cover costs.
Tenancy Takeover:
If you wish to leave your tenancy, you must arrange a replacement tenant. Conditions:
- Replacement must be a full-time student studying or intending to study at a Specified Educational Establishment
- Replacement must sign a TA and provide all required documents
- Refunds processed once the replacement has signed and moved in
Service fees:
- £50 if you find your own replacement
- £250 if property manager sources a replacement
- The takeover service must be requested in writing before property manager begins sourcing a replacement. Fees cover administration, advertising, and cleaning costs. Refunds provided if no replacement is secured.
If Cancelled by Property Manager:
Failure to sign your AST in time may lead to automatic cancellation. If the room cannot be offered, Property Manager will refund all monies paid.
No Place, No Stay (For First-Year Students Only):
Applies to first-year undergraduate students who do not achieve the required grades:
- Notify Property manager within 5 calendar days of results
- Provide UCAS/university rejection letter and, if applicable, acceptance at an alternative university
- Refunds processed within 10 working days
Visa Refusal:
- If your visa is refused, you may cancel with evidence of refusal within 5 days.
