House Policies
Cancellation Policy
Cooling-Off Period
For bookings made until May 31, 2024, a 5-day cooling-off period allows cancellations without charges, offering flexibility for unexpected changes.
For bookings made after May 31, 2024, the cooling-off period is reduced to 48 hours, providing a limited window for changes without financial consequences.
If the tenancy start date has begun, cancellations will not be eligible for a full refund.
Replacement Tenant
If a tenant has already checked into the accommodation, cancellation is not permitted unless a replacement tenant is found.
A waiting list with prospective tenants can help secure a replacement, potentially releasing the tenant from contractual obligations early.
The replacement tenant must assume full lease responsibilities, including rent payments.
Until a replacement is secured, the financial obligations remain with the original tenant.
No Place, No Pay
If a student is declined admission to their chosen university due to not meeting academic requirements, they are eligible for a full refund.
This policy does not cover cancellations due to:
Academic misconduct
Financial issues
Voluntary withdrawal from the course
If a student fails to complete university application steps (e.g., missing deadlines or documentation), they will not be eligible for a refund.
If the tenancy agreement has already started, a full refund is no longer possible.
If a student wishes to appeal a university decision, support and guidance will be provided throughout the process.
No Visa, No Pay
If an international student's visa application is rejected by UKVI, they are eligible for a full refund if they inform the property before August 1, 2024.
The refund does not apply if:
The visa application was incomplete due to the student's negligence.
The student failed to obtain a Confirmation of Acceptance for Studies (CAS) Number due to not fulfilling university requirements.
Tenants must provide written proof of visa rejection within 48 hours to be eligible for a refund.
Other Cancellation Policies
The cancellation policy for Clearing Rooms starts immediately upon booking, with no cooling-off period, emphasizing the importance of certainty before booking.
To cancel accommodation, notify the property in writing within 48 hours of any change, providing valid proof.
The property may request additional information to verify the cancellation request.
For tenants bound by an Assured Shorthold Tenancy (AST), cancellation may result in a full refund if a replacement tenant is found or the No Place, No Pay policy applies.
Open communication with the property is recommended to avoid misunderstandings and ensure a smooth process.
For early termination of tenancy, tenants should document agreements in writing and find a replacement to take over their lease, as financial obligations remain until then.
