2. Any advance rent paid will be offset against the First or only Instalment as due.

Cancellation Policy
Cooling-Off Period
1.1 Cancellation Before 31st March 2025
Unless you have already collected the keys to the accommodation, you may cancel your booking without penalty up to 31st March 2025. All cancellations must be submitted through your online portal and the Property Hub.
1.2 Cancellation After 31st March 2025
From 1st April 2025 onwards, and unless you have already collected the keys, you may cancel your booking by writing or via your online portal and through the Property Hub. You have 7 days after accepting the offer online to cancel without penalty.
If you cancel within this period, we will make no charge and will retain any advance payments.
1.3 After 14th August 2025
After the 14th of August 2025, you will need to go through the cancellation process via your online portal and through the Property Hub.
Replacement Tenant
2.1 Before Tenancy Start Date
Provided the 7-day cooling-off period has expired, you will be responsible for all amounts due under your Tenancy Agreement unless a replacement tenant is found for your room.
If a replacement tenant is found before your contract start date, we will release you from your Tenancy Agreement after the new tenant’s 7-day cooling-off period has expired and they have signed the new Tenancy Agreement and paid the advance rent.
2.2 After Tenancy Start Date
If a replacement tenant is found after your start date, we will release you from your Tenancy Agreement 7 days after the new tenant’s Tenancy Agreement is signed or from the date the replacement tenant has moved in.
If you have occupied the room before this, you will be charged £50 to cover the costs of preparing the room for the replacement tenant.
No Visa, No Pay
3.1 Eligibility for Cancellation
If you are denied a UK visa and cannot enter the UK to start your university degree, you can cancel your booking with no further obligations to the contract.
You must submit evidence of the visa denial within 48 hours of the date on the letter or correspondence.
Upon receipt and verification of the required documentation, we will cancel your agreement while retaining any advance payments.
No Place, No Pay (Applicable to First-Year and Postgraduate Students Only)
4.1 Eligibility for Cancellation
If you are a prospective first-year undergraduate or postgraduate student and your offer is withdrawn by the University or Higher Education Institution due to not meeting the required grades, you may be eligible for cancellation.
You may also be eligible for cancellation if you exceed your expected grades and choose to go to a different university.
4.2 Required Documentation
To apply for cancellation, you must provide the following within 48 hours of your results being published:
A written rejection letter from your chosen university/college or UCAS, or a screenshot of your UCAS status confirming that the required results were not achieved;
Or proof of acceptance to your new university via UCAS adjustment.
4.3 Refunds
Upon receipt and verification of the required documentation, we will cancel your agreement and retain any advance rent paid.
Other Cancellation Policies
5.1 General Cancellation Policy
After the cooling-off period, you will remain responsible for the full rent unless a replacement tenant is found.
If a replacement tenant is found, a £50 administration fee may be charged for the preparation of the room.

What happens if I chnage my mind after booking the room?
You have a 14 day ‘cooling off’ period from the point you pay your deposit as long as the 14 days lapse before the tenancy start date. Once the tenancy has started, you are not able to cancel.
If after the tenancy has started you want to leave, you will need to find a replacement to take over your room. We can advise you with this. Just speak to reception if this is something you require.
What is a deposit protection scheme?
By law, if you pay a deposit to your landlord or letting agent then they must protect it in a government-authorised tenancy deposit protection scheme. It applies to all landlords and agents in England and Wales who have an Assured Shorthold Tenancy (AST) agreement (the contract) with their tenant.
It was introduced to ensure that you are able to get your deposit back from your landlord or agent when you move out.
How many instalments can I pay with?
Students with a UK based guarantor can pay in up to 3 instalments.
Students without a UK based guarantor are required to pay in 1 instalment.
Students without a UK based guarantor can pay in up to 3 instalments if they use a qualifying guarantor service
Are the room pictures on the website exact, the room I would receive?
The room pictures on the website are only indicative of the room type and not of the actual room you may be allocated. The reason for this is firstly we have so many rooms across the country, that it is not possible to put an image of every single room. Secondly, we receive many room preference requests from students i.e. female only, postgraduates only etc that we must wait until close to check in to allocate an exact room to make sure we do our best to meet resident requests. However – you will be allocated the room type you have selected.
WillI get a chance to meet new people and make friends at AXO?
Yes, definitely! As part of our AXO Life program, we run an extensive events calendar across all our sites. An aim of this program is to allow residents to meet each other and make new friends.
Is a Guarantor required to book a room?
For AXO Oxford Circus, no guarantor is required.
