CCTV surveillance is in place to add security. Residents can also use the parcel collection service and vehicle parking space. Location:

Located at the heart of Liverpool’s art district, the Art School Lofts takes you away from a splendid cultural experience. The World Museum and Museum of Liverpool is just under 15 minutes for a weekend plan with friends. Just after a 20-minute drive is Williamson Tunnels Heritage Centre, where students can glimpse the history of Liverpool and its infrastructure. When hunger strikes, various restaurants await, from Cote Liverpool's upscale French cuisine to Eatwell's student-friendly vibes.

Students can have a palette refresher in either of the places. Students looking to meet their medical needs can choose from pharmacies like Euro Chemist and Cohens Chemist, which are close to under 8 minutes from Art School Lofts. Students can have their shopping needs met at St John's Shopping Centre at a manageable 14-minute walk near the student accommodation. Need cash to fulfil all of the above? The ATM is just a convenient three-minute walk away.

Commute:

Immerse yourself in the city's vibrant energy with convenient access to major transport hubs. A short stroll brings you to Liverpool Lime Street Station in just 14 minutes and Liverpool Central Station in 11 minutes, offering seamless connections to various parts of the city and beyond. For students, the nearby Elliot Street bus stop is under a 14-minute walk away, or you can reach the Hawke Street bus stop in just five to six minutes by bicycle. Additionally, the Upper Newington bus station is accessible to those with disabilities, ensuring inclusive transit options. Upper Newington bus stop is also an excellent option for all students. Just half a mile away, it connects to all the major stops.

Room Types:

Art School Lofts, Liverpool supports student needs with a range of room options. The Classic Studio offers ultimate privacy with a fully-equipped kitchen and private bathroom in your room. Alternatively, the Four Bedroom Ensuite supports a social atmosphere.

House Rules

If, for any reason, you decide to leave during your contracted term or decide to cancel after you have signed your tenancy agreement, the property manager might be able to release you from your tenancy only if the following conditions are met:  

  • You find a suitable replacement to take a new tenancy agreement for the rest of your tenancy – this is called a tenancy takeover.  
  • You pay an administration fee. Note – the property manager can’t refund you until the student replacing you has taken over your room’s contract, signed the tenancy agreement, paid the rent, and moved in. If you can’t find someone to take over your tenancy, you’ll be responsible for paying the full rent until the end of your tenancy agreement. 

Can I cancel my tenancy after moving in?

You can cancel your tenancy after moving in, though keep in mind that the terms in our cancellation policy will still apply. 

Can I do a tenancy takeover?

You can arrange a tenancy takeover, provided that your replacement tenant: 

  • Is at least 18 years old and enrolled as a full-time student in a university near the accommodation.  
  • Sign the tenancy agreement with us for the remainder of your contracted tenancy, and pay all sums due under it.  
  • They will also provide a guarantor where reasonable, accepting the terms and conditions set in the tenancy agreement.  

If your tenancy take-over isn’t complete within 7 days, the rooms remain your responsibility. 

No Place, No Pay | No Visa, No Pay

If you’re a first-year potential undergraduate student and the offer at your preferred higher education institute is withdrawn, the property manager may be able to release you from your tenancy agreement if:

  • You find a suitable replacement to take a new tenancy agreement for the rest of your tenancy – this person must be at least 18 years old, enrolled as a full-time student in a university close to the accommodation, enter into a tenancy agreement with us, pay all sums due within it, provide a guarantor where reasonable who must accept the terms and conditions set out in the tenancy agreement.
  • You provide a written rejection letter from your chosen higher education institute.
  • You provide a copy of the acceptance letter from your new higher education institute.
  • If your visa is declined after you have signed your tenancy, you may be able to cancel your booking, though the property manager does need proof that it has been declined. You need a visa to study and remain in the UK.

Booking Fee: You have to pay £250 advance rent to confirm your booking (This amount will be applied towards your first instalment)
Installment Plan: 4 installments, or make a full payment.

The only time you will need a UK or International guarantor is if you choose to pay your rent in instalments.

Your guarantor will need to be over 25 years old and be living in the United Kingdom to be eligible. If you do not have a UK or International guarantor, you can still choose to pay in instalments by using a guarantor service, who can act as a guarantor on your behalf, for a small fee.

Once you select the payment option for instalments during your booking process, we will kickstart the ID verification process by asking for your guarantor’s details. They’ll then need to provide us with proof of address (less than three months old) and a valid photo ID. They’ll also need to provide proof of available funds (for example, three months of payslips and/or a recent bank statement).

Once you have your guarantor sorted, you can enjoy the convenience of paying your rent in four instalments. Here is when your payments will be due.

First payment: 10 days before check-in (this will need to be paid so that you can move in)

Second payment: September

Third payment: January

Final payment: April

You can keep track of all your payments directly through your Hello Student portal account.

Your tenancy agreement will also include this information.

We will not reach out to your chosen guarantor post-booking as we only get in touch if your rent payments are overdue, and you are unable to settle the amounts owed.

So, in a nutshell, needing a guarantor only applies if you choose to pay in instalments.
