The rooms are nice but I found the management a bit slow to respond to some requests. Also, the fire alarms went off a few times during my stay, which was frustrating.

Guarantor:
1. If you would like to pay in instalments, the property requires a UK based guarantor.
2. A guarantor is someone over the age of 18 who takes joint financial responsibility for your tenancy and is liable to pay your rent if you are, for any reason, unable to pay an amount owed to the property management. This person will need to be in full-time employment, a home owner and/or renting accommodation, UK based and sign a guarantor agreement.
3. If you are unable to provide a UK guarantor, then please get in touch with the property team to discuss your options.

House Policies
Cancellation Policy
Cooling-Off Period:
There is a 5-day Cooling-Off Period for bookings made until 31st July 2025 following the signature of the Tenancy Agreement. During this period, the Tenancy Agreement is not legally binding and can be cancelled. After this period, the Tenancy Agreement becomes legally binding.
For bookings made on or after 1st August 2025, there is no Cooling-Off Period.
If the tenant occupies the accommodation within the Cooling-Off Period, the Tenancy Agreement becomes legally binding from the date of occupation, and the Cooling-Off Period ends immediately.
If the tenant cancels within the Cooling-Off Period, they will be entitled to a full refund of any rent paid.
Replacement Tenant Found:
If the tenant wishes to cancel after the Cooling-Off Period but before occupation, they can cancel only if they can offer proof of one of the allowed cancellation reasons. However, the tenant will remain liable for the full Rent unless a replacement tenant can be found.
The replacement tenant must take over the full rent liability and terms outlined in the Tenancy Agreement.
The Property will consider the request for a replacement tenant at their discretion and extra charges may apply in accordance with the Reletting Policy.
If the tenant wants to arrange a replacement after moving in, this will be considered a surrender of the tenancy, and extra charges apply.
No Visa, No Pay
If the tenant’s visa is declined by UK Visas and Immigration (UKVI), they may cancel and receive a full refund if notice is provided to the landlord before 22nd August 2025.
This does not apply if the tenant did not complete necessary steps for the visa application or the university could not issue a CAS number due to incomplete steps.
Supporting evidence must be provided to the Property before the deadline for the refund to be processed.
No Place, No Pay
If the tenant is declined a university place or cannot attend university for reasons other than not meeting the academic requirements, they may cancel their booking and obtain a full refund if the notice is provided before 22nd August 2025.
The tenant must provide supporting evidence to the Property in writing within 48 hours of learning about the change in their circumstances.
If the tenant moves to a different university where the Property offers accommodation, the booking will be transferred to the alternative property, provided there is a suitable match.
If no suitable property is available, the booking will be cancelled.
Other Cancellation Policies:
Proof Requirement: The tenant must submit proof of their cancellation reason in writing to the Property within 48 hours of being made aware of their situation. If this is not done by the deadline (22nd August 2025), the cancellation request will be rejected.
Cancellation after Occupation: If the tenant has already taken occupation, they are not eligible for cancellation and must find a replacement tenant.
Reletting Policy: If the tenant cancels prior to occupation and provides a replacement tenant, the decision is made at the Property’s discretion, and additional administrative charges may apply.
Surrendering Tenancy: If the tenant wishes to arrange a replacement tenant after checking into the property, it will be considered a surrender of tenancy, and extra charges will apply as per the House Rules.
The tenant remains responsible for rent payments until a replacement tenant is found, the new agreement is signed, and the cooling-off period for the new tenant ends.
To Request Cancellation:
If the tenant needs to cancel under any of the above policies, they should send a written request with supporting evidence.
If the cancellation request is accepted, any Advance Rent Payment will be refunded in full to the account from which it was paid.

What is platform fees?

Why should a student book with UniAcco and not directly with the Property Manager?
Can I get someone to take over my Tenancy?
If you want to be released from your tenancy agreement, licence agreement, or SAT (Scotland) and you do not meet the requirements of a tenancy release, it is your responsibility to find a replacement tenant. The replacement tenant must agree to the existing rent and term conditions of the existing tenant.
If you find a replacement, you will be released from your tenancy from the start date of the new tenancy, however you may be charged to the Friday nearest to this date. You will be responsible for paying a £160 administration fee, paid directly to true. This fee covers the deep cleaning of the room in the period between you and your replacement, as well as the administration relating to issuing a new contract.
A tenancy takeover will be deemed complete to the point where a replacement is found when the following criteria are met:
- The new tenant has paid any current due rental charge, and this has been confirmed as received by true
- The new tenant has signed their AST or Licence Agreement
- The new tenant has confirmed receipt of keys
- The new Tenant has moved into the building and completed an inventory form. true will not refund any advanced rent payment until all the above criteria are met.
This policy will be reviewed regularly as the situation surrounding Covid-19 develops. true reserve the right to change the terms and conditions of this cancellation policy at any time.
Can I smoke in my room?
No. As per your tenancy agreement, it is not permitted to smoke inside any true Student building. There are designated smoking areas which you are welcome to use.
What happens if I lose my key fob?
We have a true staff member of security guard on the premises 24 hours a day to help with any enquiry. Our team are more than happy to help with any issue, especially helping you accessing your room when you get locked out!
