Cancellation Policy
Cooling-Off Period
1.1 Cooling-Off Period
You may cancel your booking by contacting the Property within 7 days after receiving the email confirming your booking is complete (the "7 Day Cooling-Off Period").
If you cancel within this period, you will not be charged, and we will return your deposit or any advance rent payments you’ve made.
1.2 After the Cooling-Off Period
Once the 7-day cooling-off period has expired, you will be responsible for paying all amounts due under your Tenancy Agreement unless a replacement tenant is found for your room or you enter a new tenancy agreement with the Property.
To be considered a replacement tenant, the individual must be a student who is eligible to book accommodation with the Property in the usual way.
Replacement Tenant
2.1 Before Tenancy Start Date
If you propose a replacement tenant before your Tenancy Start Date, the Property has complete discretion as to whether it:
a. Accepts the proposed replacement tenant and enters into a Tenancy Agreement with them;
b. Places the room back on general sale; or
c. Allocates the room to an alternative student from a waiting list to enter into a Tenancy Agreement.
You will be released from your Tenancy Agreement on the date seven days after any of the above has occurred.
2.2 After Tenancy Start Date
If a replacement tenant is found after your Tenancy Start Date, you will be released from your Tenancy Agreement from the start date of the replacement tenant's new Tenancy Agreement.
If you have occupied the room prior to this, you will be charged a £75 fee to cover the costs of preparing the room for the replacement tenant.
No Visa, No Pay
No Visa, No Pay is not specifically detailed in the provided policies. 4.1 Eligibility for Cancellation
If you are a first-year undergraduate student and your offer of a place at your preferred University or Higher Education Institution is withdrawn because you did not achieve the required entry grades, you may be eligible to be released from your Tenancy Agreement.
You may also be eligible for cancellation if you exceed the expected grades and choose to go to a different University.
4.2 Required Documentation
You must supply the following documents within 7 calendar days of the publication of your exam results:
A written rejection letter from your chosen university/college or UCAS, or a screenshot of your UCAS status confirming that the required results were not achieved; or
A copy of the proof of acceptance to your new university through UCAS adjustment.
4.3 Refunds
If the required documentation is provided and verified, the Property will cancel your Tenancy Agreement and refund any deposit or advance rent paid in full.
Other Cancellation Policies
5.1 General Cancellation
If you cancel after the cooling-off period but have not found a replacement tenant, you will remain liable for the full rent due under your Tenancy Agreement.
5.2 Administrative Fee
If you cancel and a replacement tenant is found after your Tenancy Start Date, or if you move out early, a £75 administration fee may apply for the cost of preparing the room for a new tenant.
