Cancellation Policy

Cooling-Off Period
1.1 Cooling-Off Period

You may cancel your booking by contacting the Property within 7 days after receiving the email confirming your booking is complete (the "7 Day Cooling-Off Period").

If you cancel within this period, you will not be charged, and we will return your deposit or any advance rent payments you’ve made.

1.2 After the Cooling-Off Period

Once the 7-day cooling-off period has expired, you will be responsible for paying all amounts due under your Tenancy Agreement unless a replacement tenant is found for your room or you enter a new tenancy agreement with the Property.

To be considered a replacement tenant, the individual must be a student who is eligible to book accommodation with the Property in the usual way.

Replacement Tenant
2.1 Before Tenancy Start Date

If you propose a replacement tenant before your Tenancy Start Date, the Property has complete discretion as to whether it:
a. Accepts the proposed replacement tenant and enters into a Tenancy Agreement with them;
b. Places the room back on general sale; or
c. Allocates the room to an alternative student from a waiting list to enter into a Tenancy Agreement.

You will be released from your Tenancy Agreement on the date seven days after any of the above has occurred.

2.2 After Tenancy Start Date

If a replacement tenant is found after your Tenancy Start Date, you will be released from your Tenancy Agreement from the start date of the replacement tenant's new Tenancy Agreement.

If you have occupied the room prior to this, you will be charged a £75 fee to cover the costs of preparing the room for the replacement tenant.

No Visa, No Pay
No Visa, No Pay is not specifically detailed in the provided policies. However, generally, if you are required to obtain a visa and fail to do so before your tenancy starts, the Property may cancel your Tenancy Agreement, but the reservation fee remains non-refundable. You will need to provide official documentation confirming your visa was declined.

No Place, No Pay (Applicable to First-Year Students Only)
4.1 Eligibility for Cancellation

If you are a first-year undergraduate student and your offer of a place at your preferred University or Higher Education Institution is withdrawn because you did not achieve the required entry grades, you may be eligible to be released from your Tenancy Agreement.

You may also be eligible for cancellation if you exceed the expected grades and choose to go to a different University.

4.2 Required Documentation

You must supply the following documents within 7 calendar days of the publication of your exam results:

A written rejection letter from your chosen university/college or UCAS, or a screenshot of your UCAS status confirming that the required results were not achieved; or

A copy of the proof of acceptance to your new university through UCAS adjustment.

4.3 Refunds

If the required documentation is provided and verified, the Property will cancel your Tenancy Agreement and refund any deposit or advance rent paid in full.

Other Cancellation Policies
5.1 General Cancellation

If you cancel after the cooling-off period but have not found a replacement tenant, you will remain liable for the full rent due under your Tenancy Agreement.

5.2 Administrative Fee

If you cancel and a replacement tenant is found after your Tenancy Start Date, or if you move out early, a £75 administration fee may apply for the cost of preparing the room for a new tenant.

Payment Details

Booking Deposit
1. You need to pay a booking fee of £100 to secure your room with the property.
2. This transfers to be your deposit once you move in. 

Instalment Plan
The property offers 2 payment options:
1. Payment in full.
2. Payment in instalments: 3 termly instalments with an initial payment (available only to those having a valid UK based guarantor).

Guarantor Requirement
1. The property accepts only UK based guarantors if you wish to pay in instalments.
2. International guarantors are not accepted by the property.

What is platform fees?

The Platform Fee is a one-time charge that prioritizes your booking and grants access to exclusive pre and post-landing services, potentially saving up to £1,500. This fee is refundable if UniAcco cannot secure the room category and property you select.

Is it Refundable?

You can get a full refund if you cancel within 24 hours of payment, after which platform fees will not be refunded (To be added on Cancellation Policy also)

Will the booking fee be refunded to the student?

Fee is non-refundable in case the student decides to swap their accommodation from a non-commissionable property to a commissionable property. Platform Fee is refundable to the student if they decide to cancel their booking within the defined “UniAcco Cooling Off Period”. This period will be upto 48 hours from the months April-September and 5 days from the months October-March.

Why should a student book with UniAcco and not directly with the Property Manager?

We will assist the student with the entire booking process. End-to-end handling of the cancellation process for the student. (Platform Fee won’t be refundable to the student in this scenario). Post Move-In Assistance to the student.

Is a Guarantor required to book a room?

For The Bridewell, a UK-based guarantor is required.

Instalment Plan - What are the payment plans available?

The Bridewell has no payment plans and needs to be paid the full amount

Does the property have No Visa No Pay policy?

No, The Bridewell does not have 'No Visa No Pay' policy.
