Cancellation Policy 2024/25

For bookings made until May 31, 2024, a 5-day "cooling off period" allows cancellations without charges, offering flexibility and financial protection for unexpected changes in plans.

For bookings made after May 31, 2024, the cooling off period is reduced to 48 hours, allowing some time for changes without financial consequences. Awareness of these timelines is crucial for utilizing the policy effectively.

The "No Place, No Pay" policy offers flexibility for those dependent on specific outcomes, like University acceptance. It allows cancellation without financial burden if you're left without accommodation due to uncontrollable circumstances, reducing financial risks.
When dealing with university admissions and accommodation understanding cancellation and refund policies is crucial, especially when waiting for a decision from University.

If you are declined admission to your chosen university due to not meeting academic requirements, you are eligible for a full refund for Vivo accommodation. However, this does not apply to all reasons for rejection, such as academic misconduct, financial issues, or withdrawing from the course.

Ensure you complete all university application steps on time to be eligible for a refund for Vivo accommodation if your university application is declined due to missing deadlines or required documentation.
If the AST start date with Vivo has begun, cancelling and receiving a full refund is not possible. Stay vigilant about key dates to act promptly if cancellation is needed.

If you are initially declined a place at university or facing challenges progressing, we understand the importance of this decision. Your education and future are valuable, and we aim to support you in every possible way. If you plan to appeal a decision, we offer assistance through the process, providing guidance, information, and support. This additional policy supports your academic goals during and after the appeal process.

The "No Visa, No Pay" policy in the UK offers a refund for international students if their visa application is rejected by UKVI. Students must inform authorities before August 1, 2024, to be eligible for a full fee refund, easing the financial impact of a visa denial not due to their negligence.

If a student fails to complete the required steps for the UK visa application or obtain a Confirmation of Acceptance for Studies (CAS) Number due to not fulfilling university application requirements, they are ineligible for a refund under this policy. Following visa guidelines and completing all necessary application steps is crucial.

Understanding the "No Visa, No Pay" policy is crucial for international students. It outlines conditions for financial protection in case of visa denial, encouraging thorough visa applications to increase success chances and secure financial investment if the application is declined, aligning with policy conditions. Accommodation cancellation policies protect both students and providers, ensuring clarity and fairness during unforeseen circumstances.

Understanding these policies helps prevent misunderstandings and financial losses. Tenants must provide written proof within 48 hours of changes necessitating cancellation under the policy.

Reasons could include personal issues, visa denials, or academic changes. The provider may request more information to verify the request for valid cancellation reasons. Once a tenant has checked in, they can't cancel without finding a replacement, emphasizing the commitment made in the agreement.

Tenants considering cancellation should email info@vivoresidential.com with evidence.
After the cooling-off period, tenants must fulfil the tenancy agreement. If cancellation is accepted, payments will be fully refunded. It's advised to communicate uncertainties with the provider to avoid cancellation and ensure a smooth transition to university life. Understanding accommodation cancellation policies can simplify the process. Be familiar with the necessary steps and evidence required for successful cancellation.

To cancel accommodation, notify the provider in writing within 48 hours of the change, providing proof. Expect the provider to request additional information for verification to ensure a smooth cancellation process. If you have checked into your accommodation, you cannot cancel without finding a replacement student, emphasizing the importance of considering your commitment beforehand to avoid significant financial implications.

For those bound by a legal license agreement, cancellation can lead to full refunds of payments under an Assured Shorthold Tenancy. Communication about uncertainties like university attendance, exam results, or visa issues is crucial for a smooth cancellation process. Contact the provided number or email address promptly for assistance.

The cancellation policy for Clearing Rooms starts immediately upon booking with no cooling-off period, emphasizing the need for certainty in decisions.

The "No Place, No Pay" policy allows cancellation without charges if without a place at an educational institution. Otherwise, find a replacement student to take over the contract to avoid liabilities. Once checked in, free cancellation is forfeited, stressing the need for a replacement.

Payments for a cancelled Assured Shorthold Tenancy will be refunded if the "No Place, No Pay" policy is met or a replacement student is found. Understanding these terms is crucial for informed housing decisions.

Inquiring about ending a rental agreement early and a potential refund for unused fees, common in UK Assured Shorthold Tenancy agreements where tenants usually pay the full fee regardless of early termination.

A waiting list with prospective tenants can help you find a replacement to take over your lease, potentially releasing you from contractual obligations early.

The replacement tenant would need to assume lease responsibilities, including rent payment. To be eligible for a tenancy fee refund, a new tenant must take over the booking. Financial obligations continue until then. Communicate openly with the landlord, find a replacement tenant, document agreements in writing for clarity and protection.
