Holding Deposit

Once you have paid your Holding Deposit and you have been allocated a room, then should you decide to cancel, the Holding Deposit is non-refundable. If you have paid the holding deposit and the licence agreement has been accepted by both parties, you will be bound by the terms of the licence until a replacement licensee is found. If you rebook a room for a subsequent year and your deposit is carried forward, and then you decide to cancel this booking, then the deposit will be withheld.

Cancellation Policy for Scotland

If you are a resident of the properties mentioned below, you are required to pay a Holding Deposit to secure your booking. 

  • Glasgow – Clifton & Stewart House 
  • Edinburgh – Gorgie, Westfield 

Once you have paid your Holding Deposit and you have been allocated a room, should you then decide to cancel prior to the start of the licence period, you will be entitled to a full refund of the Holding Deposit. If you decide to cancel after the start of your licence period, you will be bound by the terms of your licence agreement. The deposit can be used to cover any outstanding rent in these circumstances. 

No Visa No Pay for England, Wales and Scotland

For 2026/27 academic year bookings, if you meet any of the conditions below, you will be able to cancel your booking and receive a full refund of your Advance Rent and any paid rent payments.

If you don't receive your visa to study in the UK, you must send us the visa application rejection letter within 48 hours of receiving it. This policy is valid until 1 September 2026.

Send your request and the supporting official documents to your property manager. If you fail to provide the necessary information within 48 hours, the amount equal to the lesser of (i) the Advance Rent and (ii) the amount equivalent to one week’s Licence Fee will be retained as a cancellation fee.

No Placement No Pay for England, Wales and Scotland

For 2026/27 academic year bookings, if you meet any of the conditions below, you will be able to cancel your booking and receive a full refund of your Advance Rent and any paid rent payments.

If you fail to gain a placement during your placement year OR are offered a placement in another city than the one you've booked for, you need to send us the rejection letter or proof that the placement has failed. You must send us the proof documents within 48 hours of receiving them. This policy is valid until 1 September 2026.

Should you fail to provide the necessary information within 48 hours, the amount equal to the lesser of (i) the Advance Rent and (ii) the amount equivalent to one week’s Licence Fee will be retained as a cancellation fee.

Installment Plan: For our sites in England, if you have a guarantor then you can pay in instalments in September, January and April. The 1st payment will be due before your licence starts, depending on the location, it can be 12 days to 1 month prior to the tenancy start date. If the 1st instalment of your Student Loan is paid after this date then we can accept a payment of 4 weeks rent 1 week before you move in, with the balance paid when you receive your loan.
