Countersigned Bookings: If your booking is complete and has been countersigned, it is legally binding. There are however some situations where you may be able to cancel.
Replacement Tenant: We may, at our discretion, assist you in finding a replacement tenant, but cannot guarantee that a replacement will be found. It is your responsibility to find a replacement tenant. If a replacement is found, any refund due (after deduction of the non-refundable amount) will be processed once a suitable replacement has signed their agreement, paid rent and moved into the accommodation. If the contract has fewer than 12 weeks remaining, we may not be able to accept the replacement tenant.
No Visa: If you?don't?get?your?visa to?come and study in the UK, you must send us the visa application rejection letter within 48 hours of receiving it. Providing you provide the necessary information in the required time you will be able to cancel your booking, and we will return any advanced rent paid. This is applicable for bookings starting within 30 days of your visa application decision
No University Place: If you?fail to gain the required qualifications and are not accepted into the University,?you need to send us the university rejection letter, or proof that the exam results don’t meet the requirements of the university. You must send us the proof documents within 48 hours of receiving them. Providing you provide the necessary information in the required time you will be able to cancel your booking, and we will return any advanced rent paid.
Withdrawal from University: ?A student may be allowed to leave early without financial penalty under certain conditions relating to medical release from their university in line with the ANUK code. If you think you may be eligible for this type of release, please contact your property manager. If you do qualify, you will need to provide proof of your university medical release.?
Notes:
Advance Rent Paid: If you choose a room and pay the Advance Rent but do not complete your booking, and later decide to cancel, an amount will not be refunded. This non?refundable amount will be whichever is lower: the Advance Rent you paid or the cost of one week’s rent. In some cases, this means you may lose all of the Advance Rent, and in other cases you may lose one week’s rent instead.

Booking Deposit:- You need to pay an advance rent payment (£100 to £300) at the time of booking.(Adjustable in rent)
Installment Plan: For our sites in England, if you have a guarantor then you can pay in instalments in September, January and April. The 1st payment will be due before your licence starts, depending on the location, it can be 12 days to 1 month prior to the tenancy start date. If the 1st instalment of your Student Loan is paid after this date then we can accept a payment of 4 weeks rent 1 week before you move in, with the balance paid when you receive your loan.
Guarantor: UK and International guarantors accepted.
Mode of Payment: Debit and Credit Card, bank transfer, online portal.
No, Asa Briggs House is strictly non-smoking (including all types of e-cigarettes and vapes) in all internal areas. There are designated smoking areas outside, but if you are caught smoking, charges will be applied to your account.
