Booking Deposit
Upon signing the tenancy agreement, a £100 booking fee is required to secure your room. This fee ensures the room is held for you and is non-refundable if you choose to cancel your booking.
Once your tenancy begins, this booking fee converts into your refundable deposit.
The deposit will be returned at the end of your tenancy, provided there are no outstanding payments or damages to your room or communal areas.

Only UK-based guarantors are accepted.
International guarantors are not accepted.
Installment Plan:-
With a UK-based guarantor, rent can be paid in three installments:
First installment – Due before your contract starts (required before move-in).
Second installment – Due in January.
Final installment – Due in April.
In some cases, a four-part payment plan may be available for students whose loans arrive later—contact the property for more details.
If you do not have a UK-based guarantor, you must pay the full year's rent upfront.

Cancellation Policy
Cooling-Off Period
If you choose to cancel your booking and have not viewed the accommodation, you have 14 calendar days from the date of receiving the original offer to receive a full refund of the booking fee.
If your booking was made less than 14 days before your scheduled check-in date, you may cancel until the earlier of:
14 days after receiving the offer email, or
The date you check in.
To cancel, you must notify the property in writing, and your booking fee will be refunded within 14 calendar days of cancellation.
If you cancel after the 14-day cooling-off period, the booking fee will not be refunded, and you (and your guarantor, if applicable) must fulfill the obligations of the Tenancy Agreement.
Early Termination by Students
If you decide to leave before the end of your contract, the landlord may agree to release you from your tenancy only if the following conditions are met:
You cannot transfer or sublet the tenancy without written consent from the property team.
You must find a suitable replacement tenant who will sign a new Tenancy Agreement for your room.
The replacement tenant must be at least 18 years old and enrolled as a full-time student at a university or college near the accommodation.
They must sign a new Tenancy Agreement and pay all required fees.
If required, the replacement tenant must provide a suitable guarantor who agrees to the Tenancy Agreement terms.
Refunds will only be processed after the replacement tenant has signed the agreement, paid all dues, and moved into the accommodation.
Both you and the replacement tenant will be required to pay a £50 administration fee.
If you do not find a replacement tenant, you will remain fully liable for rent until the end of your contract period.
No Place, No Pay
If you are a first-year undergraduate student and your university offer is withdrawn due to not achieving the required grades or choosing a different university after surpassing your entry grades, you may be eligible for release from your agreement.
To qualify, you must provide written proof of the university’s rejection or withdrawal of your offer.
Other Cancellation Policies
You are required to sign your Tenancy Agreement within 14 calendar days of receiving it. If you fail to do so, the property may cancel your booking via email. If this happens outside the 14-day cooling-off period, your booking fee will not be refunded.
If you fail to check in on your accommodation start date and have not signed your agreement, the property may cancel your booking at any time via email. If you are outside the cooling-off period, your booking fee will not be refunded.
Once your Tenancy Agreement is signed, it can only be terminated under the conditions mentioned above or through mutual agreement.
