Cancellation Policy

If you have signed an accommodation agreement, the contract is legally binding. The following terms apply:

Cooling-Off Period

  • If the agreement is signed on or before 1 August: 7 working days cancellation period

  • If signed after 1 August: 3 working days cancellation period

  • No cancellation fee applies within this period

Visa Refusal

  • Cancellation allowed if visa is refused

  • Valid proof must be submitted

  • No cancellation fee or further charges apply

Failure to Meet Entry Requirements

  • Cancellation allowed if university offer is withdrawn

  • Request must be submitted within 3 working days of results

  • No charges apply if eligible

Cancellation Before Move-In

  • Cancellation allowed before tenancy start date

  • £750 cancellation fee applicable

Cancellation After Move-In

  • Tenant remains liable for rent until a replacement tenant is found

  • £250 cancellation fee applicable

Replacement Tenant

  • Tenant may find a suitable replacement

  • Approval is subject to property manager’s discretion

  • Liability continues until replacement takes over

Medical or Exceptional Circumstances

  • Cancellation may be approved subject to valid documentation

  • Approval is at the property manager’s discretion

General Conditions

  • All cancellation requests must be submitted in writing
