Payment info & policies
Booking Deposit:- A deposit is required to secure your room with the property, and the amount depends on the room type you choose.
Instalment Plan:- 4 instalments or make a full payment.
Guarantor: UK based guarantor required.
Mode of Payment: Credit/Debit Card.
To secure your room for 2020/2021 you will not need to pay a booking fee but a deposit fee of £150 (refundable at the end of your tenancy subject to terms and conditions) to be paid when your Tenancy Agreement has been signed. We collect your rent four times a year in August, October, January and April. This allows you to avoid paying one big lump sum and also coincides with the issue of loan payments. Some of our sites require you to provide a guarantor, if appropriate, you'll be provided with details when you enquire about booking. We make paying your rent easy from bank transfer to card payment and cheque.
Cancellation policy
- To secure your booking, the deposit is payable upon signing the tenancy agreement. If you do not pay the booking deposit within 7 days, we reserve the right to automatically release any room being held. Do contact the property manager as soon as possible in order to avoid the room being released to someone else.
- Once your booking is confirmed, a 14-day ‘cooling off period’ applies, during which you can cancel the booking for a full refund.
- If you decide to leave early, you remain responsible for the rent for the duration of your tenancy. However, if you are able to find a suitable replacement for your room, then the tenancy will be cancelled. In line with your tenancy agreement, refunds will only be given when a suitable replacement is found.
No Place, No Pay
- If your university or higher education institution withdraws your offer because you did not meet the required entry grades, you may cancel your Tenancy Agreement without incurring any charges.
- This policy applies only to students entering the first year of their course.
- To proceed, you must submit a written request to cancel your booking and include:
- A formal rejection letter from your chosen university or HEI, or a screenshot of your UCAS status clearly showing that the required grades were not achieved.
- This information must be provided within 72 hours of receiving confirmation from your institution.
- All cancellation requests must be sent to the property manager by 5th September 2026 for tenancies due to begin in September of that academic year.
- Please note that Wood Green Hall cancellation requests must be received by 15th August 2026.
- If you fail to provide the required evidence within the specified timeframe, you will remain liable for the rent for the full term of the contracted tenancy until another tenant acceptable to the property manager is found and the room can be re-let.
- If the property manager receives the correct documentation within the stated period, then the property manager will cancel your agreement and refund any deposit or advance rent paid in full.

No Visa, No Pay
- If your visa application to study in the United Kingdom is rejected, you may cancel your Tenancy Agreement without any financial penalty.
- To do so, you must notify the property manager in writing of your intention to cancel and provide official evidence of the visa refusal from the UK Home Office or relevant authority within 72 hours of the letter/correspondence date.
- All cancellation requests must be received no later than 5th September 2026 for tenancies starting in September of that academic year.
- Please note that Wood Green Hall cancellation requests must be received by 15th August 2026.
- If this confirmation is not received within the specified timeframe and your tenancy period has started, you will be liable for the rent from the start of the tenancy until another acceptable tenant is found, approved by the property manager, and the room can be re-let.
- If the property manager receives the correct documentation within the stated period, then the property manager will cancel your agreement and refund any deposit or advance rent paid in full.

Mezzino understand that friends like to stay together. Therefore if you are applying as a group please: Make it clear on the application form of the names of your group; Size of apartment you require; Talk to your accommodation team early as many buildings sell out quickly. Then we will do the rest!
Many of our residents are returning students who just don't want to leave us. If you choose to stay for more than one year we often offer an early booking incentive. We can't prioritise when we're handing out rooms though, so apply as early as you can to improve your chances. And if you are staying we can give the rooms a thorough inspection, clean them and attend to any maintenance ready for when you return.
Rent is due the 7th of each month from August, nothing is due in September, and then the 7th of October through until the 7th of June.
As part of our Accommodation Team we employ several students at each of our sites to take on emergency call outs, post, administration support, student support duties. These roles are vital and contribute to forming a happy community at all our buildings. If you would like to become part of our Accommodation team, gain valuable experience and get paid to live at our building then forward a copy of your CV to your local Accommodation Manager who will be happy to provide a Job Description and remuneration details.
