House Rules

The booking may be cancelled by the applicant before the tenancy agreement is countersigned. 

Once the booking is countersigned,  you will receive a cooling-off period during which you can cancel, subject to not having moved into the property:

  • If your booking is made before 1st August 2026, you will have a 72-hour cooling-off period.
  • If your booking is made from 1st August onwards, you will have a 24-hour cooling-off period.

To cancel the booking during the cooling-off period, please email the General Manager at your property within the applicable cooling-off period (72 hours for bookings made before 1st August; 24 hours for bookings made from 1st August onwards). The tenant will then be notified once they have been released from the tenancy.? 

No Visa No Pay | No Place No Pay
Once the “Cooling Off” period has expired, the tenant can cancel the booking prior to the tenancy start date if: 

  • You do not have a visa to enter the UK. 
  • You have not acquired the grades to be offered a place at the chosen university. 
  • You have failed to achieve the grades to continue your studies at university. 

In these circumstances, please provide evidence (UCAS notification/Visa refusal documentation) to the property manager within 72 hours of being notified. 

Once the property manager receives this, they will confirm receipt of your cancellation request. 

If you don’t receive confirmation of these criteria before the tenancy start date, you will be responsible for all rent payments up to the date until you provide the property manager with confirmation documentation from the relevant authority, and we confirm the release date with you. 

The property manager will not accept a cancellation request under any other circumstances, either before or during the tenancy. 

You may be eligible for early termination of the tenancy if you find someone to take up a new tenancy for the remaining term you no longer wish to have. The property manager may exercise the right to amend or vary the terms of the tenancy agreement that the new contract holder enters into, including amending the rent to be charged to the current market rate for the accommodation. If you find a replacement, the property manager will need to do some basic checks to confirm their eligibility to enter into the contract. 

Before the property manager accepts the new tenant, your account and all obligations must be up to date, and any rent due up to the end of your tenancy must be paid. 

Once the new person has signed the Tenancy Agreement and made the first rent payment, they will take responsibility for future rent payments and all other obligations as stated in the agreement. Until this has happened, you will remain responsible for the payment of rent until the original end date of the tenancy.

Book online until the end of 31st July, without seeing the accommodation first, and we run a 72-hour 'Cooling-Off' period, allowing you to cancel your booking within 72 hours of completing the booking. Bookings made from 1st August for the forthcoming academic year have a 24-hour 'Cooling-Off' period. To cancel, write to or email the Accommodation Manager at your chosen location.

Of course! For locations with shared student apartments, group booking can be completed easily online. One member of the group just needs to register and when asked to 'Create a group booking' , give the group a name and log in. Complete everyone's personal details. When done, the rest of the group have 24 hours to register, select 'Join a group booking' and that's it - your perfect flatshare is secured!
