Payment info & policies

Booking Deposit:
1. Property requires you to pay £250 at the time of booking.
2. This will be offset with your first rental installment.

Security Deposit:
You need to pay £250 as a deposit to secure your room with the property.

Installment Plan:
1. Full payment / 1st instalment and £250 deposit – Monday 11th August 2025
2. 2nd instalment – Monday 12th January 2026
3. 3rd Instalment – Monday 27th April 2026

Please note: Termly payment plans are only available to those with a UK based guarantor. If no UK based guarantor is provided, the prospective tenant will be required to pay annually before the tenancy starts.

Guarantor:
1. If you choose to pay by instalments, you’ll need a UK-based guarantor.
2. If you pay your rent annually you won’t need a guarantor.
3. If you’re an International customer and wish to pay by instalments, Housing Hand can act as your Guarantor.
4. Your guarantor must be a UK resident, in professional full-time employment. They’ll need to provide proof of ID and proof of address, like a utility bill dated within the last three months.

Cooling Off Period:
The Property offers a 7-day Cooling-Off Period for cancellations, starting from the moment your booking is fully completed. However, for bookings made on or after 1st August for the academic year starting the following September, the Cooling-Off Period is reduced to 48 hours from the time you sign the Tenancy Agreement/Licence.

To cancel within this period, simply notify the Property in writing (email is acceptable). If you have paid a deposit, it is protected through the Deposit Protection Scheme (DPS), and the Property will process your refund, which may take up to 30 days.

Replacement Tenant Found:
The policy does not explicitly mention finding a replacement tenant for cancellations; however, if you cancel and you are liable for Rent or need to adjust your booking, further charges related to contract cancellation can be viewed in your Tenancy Agreement or clarified by emailing the Property.

No Visa No Pay:
If you do not receive a visa to study in the UK, or if your visa application is denied, you will not be penalized. Similarly, if you do not get into university and are unable to study in your chosen city, you can cancel your booking without penalty. You need to provide supporting evidence of your situation and contact the Property Manager for assistance.

No Place No Pay
If you do not receive a university place and are unable to study in your chosen city, you are not penalized. The same policy applies if your visa is denied. Please reach out to the Property Manager, and make sure to provide evidence of the situation, and your cancellation request will be processed accordingly.

Other Cancellation Policy:
The 7-day Cooling-Off Period applies from the moment your booking is completed. For bookings made after 1st August, the Cooling-Off Period is reduced to 48 hours.

You must email the Property to cancel, and your deposit will be refunded through the Deposit Protection Scheme (DPS) within 30 days from the refund request.

For any charges related to contract cancellations or further cancellation policies, refer to your Tenancy Agreement or contact the Property via email for clarification.

The deposit is £250.00 and is payable at the time of making your application. After your 14-day cooling-off period your deposit will be held by a Deposit Protection Scheme. Your guarantor must be over the age of 18 and live in the UK. They must be financially capable of covering your payment commitments, if necessary. The guarantor must provide copies of a photo ID and proof of residence, dated within the last 3 months. This could be a utility or council tax bill.

We need original signatures on this documentation, as it is legally binding. Therefore please post or hand deliver to the relevant property address.
