Advance Rent:
You are required to pay GBP 250 as advance rent payment at the start of your tenancy.
This advance rent payment will be put towards your first rent instalment.
Instalment plan:
1. If you are a student with a permanent UK home address then you will usually have the option of paying in one, three or seven instalments.
2. If your permanent home address is outside the UK then you have the option of paying in one, two or four instalments.
3. The options for all customers in Sheffield and Liverpool are one or three instalments.
Note: If you choose to pay your rent in instalments, an additional charge of up to GBP 99 may also apply.
Guarantor:
A guarantor (either UK based or International) is required for all customers who book with the property. A guarantor is someone over the age of 25 who takes joint financial responsibility for your tenancy. If, for any reason, you are unable to pay an amount owed to the property it is your guarantor’s responsibility to do so.

Cancellation Policy
Cooling Off Period
Unless you have already collected the keys to the accommodation, you may cancel your booking by writing or completing our Cancellation Form within 7 days after we send you confirmation that your booking is complete (the “7 Day Cooling-Off Period”).
If your Tenancy is for a room in Wales, please contact us directly as a different cooling-off period may apply.
If you cancel within the 7 Day Cooling-Off Period, you will not be charged, and we will return your deposit or any advance rent payments made.
After the 7 Day Cooling-Off Period, you will remain liable for all amounts due under your Tenancy Agreement unless a replacement tenant is found for your room or you enter a new tenancy with Unite Students.
Replacement Tenant Policy
Before Your Tenancy Start Date
If you propose a replacement tenant before your Tenancy Start Date, Unite Students has complete discretion to:
Accept the proposed replacement tenant and enter into a tenancy agreement with them.
Place the room back on general sale.
Allocate the room to a student from the waiting list.
You will be released from your tenancy agreement seven days after any of the above occurs.
After Your Tenancy Start Date
If a replacement tenant is found after your Tenancy Start Date, you will be released from your tenancy agreement from the start date of the new tenant’s agreement.
If you have occupied the room before this, you will be charged £50 to cover the costs of preparing the room for the new tenant.
No Place No Pay (Applicable to first-year students only)
If you are a first-year undergraduate student and your university withdraws your offer due to not meeting the required grades, you may be eligible for a tenancy cancellation.
If you choose to attend a different university because you exceeded your expected grades, you may also be eligible for a tenancy cancellation.
To apply, you must submit:
A rejection letter from your university or a UCAS status screenshot confirming the required results were not achieved.
Proof of acceptance at a new university via UCAS Adjustment.
These documents must be submitted within 7 days of your results being published. Upon verification, your tenancy will be canceled, and any deposit or advance rent paid will be refunded in full.
No Visa No Pay (International students only)
If your visa application is rejected, you must send us the visa rejection letter within 7 days of receiving it.
Once verified, we will cancel your tenancy agreement and refund any deposit or advance rent paid in full.
This option is not available after 31st August in the year your tenancy start date is due.
No ATAS Certificate No Pay (International students requiring an ATAS certificate only)
If your ATAS certificate application is rejected, you must send us the rejection letter within 7 days of receiving it.
Upon verification, we will cancel your tenancy agreement and refund any deposit or advance rent paid in full.
This option is not available after 31st August in the year your tenancy start date is due.

Why is my credit no longer visible on my statement?
If there's a credit on your account, it will no longer be displayed on your account statement. However, if you have an upcoming future instalment (within the next 10 days), any previously shown credit on your account has now been utilized to offset the upcoming instalment. This means that the rent will be deducted, with the amount being reduced by the credit on your account.
