Room Types:
At Graystacks Nottingham student accommodation, you can choose to live in two types of rooms: Road-view Ensuites and Canal-view ensuites. Ensuites with a Canal view are priced higher, while those with a road view are more affordable.

Deposit: £250 Deposit required.
Installment Plan: Full payment, 4 instalments or monthly instalments (UK Guarantor required)
Guarantor: UK based Guarantor required (To pay in instalments).
Mode of Payment: Credit/Debit Card.
Cancellation within 14-Day Cooling Off Period
If you wish to cancel your booking you may do so in writing or by sending an email directly to the Property Team within 14 days of accepting your tenancy agreement. If you decide to cancel your accommodation booking within these 14 days, you will receive a full refund of your deposit.
You may cancel your booking in writing within the applicable cooling-off period:
14 days from booking confirmation (before tenancy starts and keys are collected)
3 days if booked on/after 1 August (for September tenancies)
24 hours if booked on/after 12 August
- Unless the Tenancy Agreement has already commenced (meaning the Tenancy Start Date is on or before the date the Tenancy Agreement is dated) you may cancel your Tenancy Agreement (by giving us written notice of cancellation) at any time during the period ending on the date 14 days after the date we confirm your booking is complete (the “Initial Cancellation Period”). If you cancel the Tenancy Agreement during the Initial Cancellation Period, we will make no charge and will return to you your Deposit in full.
Cancellation beyond the 14-Day Cooling Off Period
If you wish to cancel your booking beyond the 14-day cancellation period, the below is applicable.
Outside the Initial Cancellation Period, you will remain liable for the rental monies due under the Tenancy Agreement for the whole of the Tenancy Period or until a replacement tenant (who is satisfactory to the Landlord) is found for your Room.
Where the replacement tenant is satisfactory and completed their agreement, we will release you from your tenancy with effect from the start date of the new agreement with the replacement tenant.
Any overpaid rent will be returned in full to you, your deposit will be returned less any deductions – after inspection of your room for cleaning or damages.
The entering into a new tenancy agreement with a replacement tenant will be entirely at the discretion of the Landlord/Management Company.
No visa/ No pay:
If you secure your accommodation and you are no longer able to attend the affiliated University due to having your visa rejected, then you must provide official written evidence from the University (and relevant VISA authorities) a copy of this must be sent directly to the Property Team within 5 calendar days of the decision being notified to you. If adequate evidence is provided, you will be eligible for release from the tenancy agreement and the full deposit and any rent paid will be returned.
Didn’t get the grades you hoped for?
If you secure your accommodation and you are no longer able to attend the affiliated University due to not achieving the grades, then you must provide official written evidence from the University (and relevant bodies at UCAS), a copy of this must be sent directly to the Property Team within 5 calendar days of the decision being notified to you. If adequate evidence is provided, you will be eligible for release from the tenancy agreement and the full deposit and any rent already paid will be returned.
Illness/Extenuating Circumstances
If you wish to leave the accommodation due to illness or any extenuating circumstances, this is assessed on a case-by-case basis. The request to cancel must be made in writing or via email at point of contact and you should provide relevant material to support your release. Until a decision has been made by the property team, you remain liable for all accommodation fees. If a tenancy release is not granted, you will be required to find a suitable replacement person before you are released from your tenancy. If you are granted a tenancy release, your deposit will be returned to you (minus any deductions relating to the condition of the property upon your departure) and any overpaid rent.

We do not charge a booking fee. When you accept your room offer, you’ll be asked to pay a deposit at selected properties to secure your room which is secured with our deposit protection service TDS and this deposit is then refunded at the end of your tenancy.
If you turn 18 in the first semester of university, we can accept your booking with no restrictions other than an adult over the age of 18 must be willing to co-sign the tenancy agreement.
Unfortunately, we don’t allow pets of any kind in our properties, except for registered assistance animals.
Your room is yours for the full contracted period and you don’t need to move out during any academic breaks. If you rebook for multiple years, we will always try our best to make sure you can leave your belongings at the property if you do want to leave over the summer.
We take your safety very seriously. All our properties provide 24 hours a day support, 7 days a week, to ensure that help is always on hand, whenever you need it. We have a fob-access system so nobody can get into the property without being a resident or being let in by a resident or staff. Our properties are also covered by CCTV for your added security.
For Graystacks, a UK-based guarantor is required.
Graystacks has no payment plans and needs to be paid the full amount

Full-time students in the UK are exempt from Council Tax while staying at Graystacks. Council Tax is usually already exempt and included in your rent. If required, you can download a Council Tax Exemption Certificate from your university and submit it to your local council.
