Payments

Security Deposit: **No Security Deposit** 
Booking Fee: £250 to confirm your booking (adjustable in your rent).
Guarantor: UK based guarantor if you are planning to pay rent in installments. If you pay the rent in full prior to arrival you do not need to provide a guarantor.
Installment Plan: 4 installments which would be in August, October, January and April.
Mode of Payment: You can either pay the rent by card or bank transfer.

House Policies

Cancellation Policy - England & Wales 2025/26

Cooling-Off Period (14 Days)

You may cancel your tenancy within 14 days of signing your first tenancy agreement for the 2025/26 Academic Year (the "Cooling-Off Period"), provided the tenancy has not already started and you have not collected the keys to your room. To cancel, submit written or emailed notice to the property manager. Upon receipt, we will confirm the cancellation, cancel your tenancy, and refund your £250 advance rent payment along with any other payments you may have made.

Replacement Tenant
If you wish to cancel your tenancy after the Cooling-Off Period, you must provide written or emailed notice to the property manager. However, you will remain liable for rent payments under the tenancy agreement until a suitable replacement tenant is found.

No Visa No Pay
If you are not awarded a visa to travel and study, we can assist you. We may transfer you to one of our residences if you plan to study elsewhere. If you are not studying elsewhere or if we cannot provide accommodation in your new location, we will release you from your tenancy agreement under the following conditions:

  • Submit a cancellation request, in writing or by email, within 3 days of receiving your visa rejection letter.

  • Provide the manager with a copy of your rejection letter from the embassy or visa office. If your tenancy has already commenced, you will remain liable for rent until we receive the required documentation.

No Place No Pay (First-Year Undergraduates Only)
If you are unsuccessful in obtaining a place at your chosen university, we can help. We may transfer you to another of our residences if you plan to study elsewhere. If you are not studying elsewhere or we cannot accommodate you in your new city/town, we will release you from your tenancy agreement under the following conditions:

  • Submit a cancellation request, in writing or by email, before 22nd August 2025.

  • Provide the manager with a copy of your rejection letter from the University or UCAS. Once we receive your request, we will confirm receipt, cancel your tenancy, and refund your £250 advance rent payment along with any other rent payments you may have made.

Other Cancellation Policy
For bookings made for Semester 2 or 3 starting after 1 January 2025, you may cancel your tenancy without penalty up to 8 weeks before the start of your agreement. To cancel, send written or emailed notice to the property manager. Upon receipt, we will confirm cancellation, refund your £250 advance rent payment, and any other rent payments made.
If the tenancy agreement has not yet started and you have not collected your key, you may also cancel within the Cooling-Off Period, by submitting written or emailed notice to the manager.

Goldsmith Court FAQs

The Platform Fee is a one-time charge that prioritizes your booking and grants access to exclusive pre and post-landing services, potentially saving up to £1,500. This fee is refundable if UniAcco cannot secure the room category and property you select.
You can get a full refund if you cancel within 24 hours of payment, after which platform fees will not be refunded (To be added on Cancellation Policy also)
Fee is non-refundable in case the student decides to swap their accommodation from a non-commissionable property to a commissionable property. Platform Fee is refundable to the student if they decide to cancel their booking within the defined “UniAcco Cooling Off Period”. This period will be upto 48 hours from the months April-September and 5 days from the months October-March.
We will assist the student with the entire booking process. End-to-end handling of the cancellation process for the student. (Platform Fee won’t be refundable to the student in this scenario). Post Move-In Assistance to the student.

In many cases, we can allow people to move in early at a daily rate, but you will need to contact the residence team to check.

Outside. Our buildings are non-smoking and incidents of smoking indoors will be dealt with strictly.

As long as you are able to return it to its original state on check-out or you will be recharged for any damages.
