FOR BOOKINGS MADE PRIOR TO 1ST JUNE 2024
If you sign your Tenancy Agreement prior to 1st June 2024 and you have not collected the keys to your room, you may cancel your tenancy with no penalty up until 1st June 2024 by emailing the Head Office team at hello@projectstudent.co.uk. The notice must be sent to this email and not given verbally over the phone or in person. We will confirm receipt of your written notice, cancel your tenancy and refund your deposit of £250.00 together with any other payments of rent you may have made to Project Student. Please note your £250.00 deposit can take up to 14 days to be returned into your nominated bank account.
FOR BOOKINGS MADE ON OR AFTER 1ST JUNE 2024

If you sign your Tenancy Agreement on or after 1st August 2024 and you have not collected the keys to your Room, you may cancel your tenancy with no penalty within the period of 3 (three) days of the date on which you sign your Tenancy Agreement (the ‘3 day cooling off period’) by emailing the Head Office team at hello@projectstudent.co.uk. The notice must be sent to this email and not given verbally over the phone or in person. We will confirm receipt of your written notice, cancel your tenancy and refund your deposit of £250.00 together with any other payments of rent you may have made to Project Student. Please note your £250.00 deposit can take up to 14 days to be returned into your nominated bank account.
CANCELLING AFTER COOLING-OFF PERIOD HAS EXPIRED
If you wish to terminate your tenancy after the cooling-off period (after either the relevant 14 day or 3 day cooling off periods) there are some circumstances where you may be able to be released from your Tenancy Agreement.
To put in a cancellation request, please send an email or letter directly to: hello@projectstudent.co.uk.
You may be able to cancel your tenancy if you are outside of the cooling off period/s if the following applies:
- You are unable to obtain a visa.
- You have failed to achieve the grades to start your University course for this academic year.
- You are studying in and alternative city where a Project Student accommodation is unavailable.
- The course you are to study has been cancelled.
- You have deferred your University entry for this academic year.
- You have been evicted from University for this academic year.
- You have voluntary withdrawn from University for this academic year.
If any of the above situations apply to you then you, then please email hello@projectstudent.co.uk explaining the reason you need to cancel. We will also require official written evidence from your place of Education, UCAS or Visa/Embassy to Project Student within 7 (seven) calendar days of you being notified or the decision being published or reached.
If sufficient evidence is provided to our satisfaction, you will be eligible for release from the Tenancy Agreement and Project Student will return your £250.00 deposit together with any other payments of rent you may have made to Project Student. If your application to be released from your contract has been approved, but your contract has already commenced with Project Student, then you will be liable for all the rent owed up until the date you provided evidence in writing to Project Student.
If you have decided to attend a different University, in a different city after booking with Project Student, then we will move your Tenancy Agreement to in a Project Student accommodation in your new city of study, if it is available.
If alternative Project Student accommodation is unavailable in that city, you will be eligible to be released from your Tenancy Agreement and we will return of the full deposit of £250.00 (minus any deductions that apply if you have moved in.)
You may not be able to cancel your tenancy if you are outside of the cooling off period/s if the following applies to you:
- You have changed your mind about living in the accommodation.
- You have booked into a different accommodation.
- You have decided to take a placement year.
- Your classes have temporarily or permanently moved to be taught online.
- You have made the decision to commute to University.
If you do not wish to live at Project Student for any of the above reasons you will be required to find a replacement resident to take over your tenancy. The replacement resident must be a full-time student, can legally reside in the UK and match the preferences of the accommodation/and or flat.
Project Student will of course assist you in this search by contacting any enquiry leads or wating lists if we have them, but it is your responsibility to find a replacement tenant.
Your £250.00 deposit will be retained and you are still liable for all rent until a replacement tenant is found and their occupation starts with Project Student. When/if the new resident moves in then the £250.00 deposit will be refunded to you (minus any deductions relating to the condition of your room/flat upon your departure.) Please note your £250.00 deposit can take up to 14 days to be returned into your nominated bank account.
If a suitable replacement tenant is found they must sign the contract for the remaining length of your Tenancy Agreement and will also have to pay a £250.00 deposit. They will also be liable for the same payment schedule instalment as the contract you have signed.
The new tenant will also be liable for an upfront rent payment before they collect the keys and the amount of this payment is dependent on the date when the new tenant is proposing to move in (eg. A new tenant who moves in just after an instalment date will be liable for that instalment amount.) The amount owed will be calculated and informed to the prospective tenant before their tenancy starts.
If a replacement resident is successfully found you will be released from your Tenancy Agreement from the date the new tenant moves in. Project Student will also return your deposit in full (minus any deductions relating to the condition of your room/flat upon your departure.)
If someone has been given written authority to act on your behalf prior to your release request, then they will be able to make the request in writing to Project Student.
We assess all requests to cancel on a case-by-case basis and until a decision has been made you will remain liable for all accommodation fees.
ILLNESS/OTHER EXTENUATING CIRCUMSTANCES
If you wish to leave the accommodation due to illness or any other extenuating circumstances, this is assessed on a case-by-case basis. The request to cancel must be made in writing or via email to hello@projectstudent.co.uk and you must provide the relevant and satisfactory documentation to support your case.
