Payment Details
Booking Deposit:
To secure your room, an advance rent payment is required.
This amount is typically a small percentage of your total rent (up to 2%) and will be applied toward your first rent installment.
Installment Plan:
Full payment upfront.
Payment in installments (requires a UK guarantor).
Guarantor:
If you wish to pay in installments, a UK-based guarantor is necessary. This can be a family member or friend willing to act as your guarantor in case rent payments are missed.
If you don't have a UK-based guarantor, Housing Hand can assist by providing a guarantor service.
International guarantors are not accepted.

Cancellation Policy
Cooling-Off Period
Once the agreement has been signed by the tenant and countersigned by the property staff member, it becomes legally binding.
There is no cooling-off period after the agreement has been signed.
No Visa, No Pay
If your visa application to study in the UK is not approved, you may be eligible to cancel your agreement.
You must provide the following documents:
An official letter or email confirming your visa rejection. An email or letter from your university confirming you will no longer be studying due to the visa rejection.
These documents must be received within 7 calendar days from the date your visa application is rejected. Upon receipt and verification of the required documentation, your agreement will be cancelled, and any deposit or advance rent paid will be refunded in full.
No Place, No Pay
If your university offer is withdrawn due to failure to meet the required entry grades, you may be eligible to cancel your agreement.
You will need to provide the following documents:
A written rejection letter from your chosen university/college or UCAS, or a screenshot of your UCAS status confirming the required grades were not achieved.
A copy of the proof of acceptance from your new university through UCAS adjustment.
These documents must be received within 7 calendar days from the publication of your results. Once the required documentation is verified, your agreement will be cancelled, and any deposit or advance rent paid will be refunded in full.
Note: This offer is only available to first-year students.
Other Cancellation Policies
Cancelling After Moving In
If you need to cancel your booking after moving in, you must discuss this with your Property Manager.
If there is an exceptional circumstance causing you to withdraw, you will need to provide evidence to support your application to cancel.
Exceptional circumstances may include:
Medical grounds
Mental health issues
VISA issues
Withdrawal from university for a specific reason
Each application will be reviewed on a case-by-case basis, and approval is not guaranteed.
If you are applying for cancellation without an exceptional circumstance, you are likely to remain liable for the tenancy agreement. This means you will be responsible for paying rent until a replacement tenant is found.
Property does not take responsibility for sourcing replacement tenants.
If a replacement tenant is found, you will be released from your tenancy agreement once the new tenant's agreement begins.
