Room Types:

At Exchange Court Leeds, you have several studio options to choose from. The Classic Studio starts at £249 per week and includes a private bathroom and kitchen. If you prefer something with a view, the Classic Studio With Views and Juliette Balcony Classic Studio With Views are available from £280 per week, offering lovely views and a bit more space. For a slightly larger option, the Classic Plus Studio is available at £285 per week. All studios are available for a 51-week stay, starting on September 28, 2024, with a deposit of £150 required. Payment info & policies

Booking Fee: An advance payment of £200 is required to secure your room with the property, and this amount will be applied to your rent.
Installment Plan: 4 Installments or full payment.
Guarantor:- UK or International guarantor required.
Mode of Payment:- Bank transfer, credit card or debit card.

You can cancel your booking by giving us written notice as follows:
1. Prior to entering into a Tenancy Agreement:
a) If property manager receive your written notice of cancellation before the Booking Confirmation email is sent, and within 7 days of application, there will be no charge, and your Advance Rent payment will be fully refunded. However, if you do not complete the tenancy agreement within 7 days of application, property manager reserve the right to keep the Advance Rent payment if the booking is cancelled by either party.

2. After entering into a Tenancy Agreement, but before the tenancy start date:
b) If property manager receive your written notice of cancellation within 72 hours of the Booking Confirmation email, and the tenancy has not yet started, there will be no charge, and your Advance Rent payment will be fully refunded; or
c) If property manager receive your written notice of cancellation after 72 hours of the Booking Confirmation email, and the tenancy has not started, property manager will not accept the cancellation or surrender of your tenancy until a replacement tenant is found for the Room.

3. On or after the tenancy start date:
d) If property manager receive your written notice of cancellation on or after the tenancy start date, property manager will not accept the cancellation or surrender of your tenancy until a replacement tenant is found for the Room.

In the event you cancel under sections (c) or (d) of this policy, property manager will make every effort to re-let the Room on your behalf, but property manager cannot guarantee success. You will remain responsible for paying rent and all other charges until a new tenancy for the Room begins.Once a replacement tenant completes all steps to enter into a tenancy agreement with us and is issued the Booking Confirmation email, your Advance Rent payment (and any other payments towards the rent of the Room) will be fully refunded, less any rent due to the point of takeover.

In the event you do not fulfil your rental payment obligations in relation to the payment of rent on the due dates before moving in, property manager may cancel your tenancy agreement by giving you written notice. In this situation, the Advance Rent payment will not be refunded.

In the event property manager need to cancel the tenancy agreement before you move into the Room, due to reasons beyond our control unknown at the time of issuing the Booking Confirmation, we will provide you with as much notice as possible in the circumstances and refund the Advance Rent and any other fees you have paid.

Property manager e reserve the right to cancel any bookings where false or misleading information was provided to obtain the tenancy or booking.

Your contract is for a fixed length of time – so your room is yours throughout that period. That means that you don’t have the hassle of moving your belongings out during the Christmas or Easter vacations, and you can choose to stay in your property over these holidays if you want. It’s usually possible to book additional accommodation over the summer period if you want to stay then too. But we advise booking early to ensure rooms are available.

All students who wish to take up our rent installment plan are required to provide a UK guarantor (excludes the Isle of Man and Channel Islands).

By agreeing to be a guarantor, you are signing a legal document stating that you agree to pay the rent and guarantee the behaviour of the resident if they default. Please do not sign this agreement if you do not wish to take on this responsibility.

Any student who does not have a UK guarantor will be required to pay the full year’s rent upon application.

Full-time students in the UK are exempt from Council Tax while staying at Exchange Court. Council Tax is usually already exempt and included in your rent. If required, you can download a Council Tax Exemption Certificate from your university and submit it to your local council.
