Booking Deposit: £100 to confirm a booking (adjustable in rent). Security Deposit: £250 (refundable at the end of tenancy). House Policies
Cancellation Policy
You will have 7 days from making your booking to sign the Tenancy Agreement. The Reservation Rent is fully refundable if you cancel your booking within this period. Once the Tenancy Agreement has been signed, the Reservation Rent will be held until the first rental payment falls due under your Tenancy Agreement and will be offset against the amount due.
To cancel your booking, you must tell Property in writing by sending an email to the property you booked with.
You may be eligible to be released from your agreement if:
No Place, No Pay
Eligibility: This policy is only available to first-year undergraduate or first year postgraduate students.
Conditions:
• You must inform Property within 7 days of receiving your university place rejection.
• You must provide Property with a written rejection letter from your chosen
university/college.
• The final date to submit this evidence is 30th August.
Outcome: If these conditions are met, you can cancel your booking, and we will refund any rent paid.
No Visa, No Pay (International Students)
Eligibility: This policy is applicable only to first-year undergraduate or postgraduate international students coming to the UK.
Conditions:
• You must inform Property within 7 days of receiving notification that your visa application has been declined.
• You must provide Property with an official notification from the visa authorities.
• The final date to submit this evidence is 30th August.
Outcome: If these conditions are met, you can cancel your booking, and we will refund any rent paid.
Cancellation by Property
In the unlikely event that we have to cancel your booking, we will notify you in writing and provide you with alternative accommodation. If the alternative accommodation is not suitable, you will have the option to cancel your booking and receive a full refund of any rent
paid.
General Conditions
• Any refund due will be processed within 14 days of receiving the necessary evidence.
• This policy does not affect your statutory rights.
• If you have any extenuating circumstances that prevent you taking your place at
University or your room with Property, you will need to provide evidence of your circumstances. Cases of this nature are considered on a case by case basis, please contact the residence you booked at to enquire and to understand what evidence we may require.
It is important that you understand that when you sign your Tenancy Agreement, you are entering into a legal agreement with the Landlord, and are liable for the full rent due for the Residential Period.
Cancellation of your Booking by Property
Our terms and conditions require you to sign your Tenancy Agreement online within 7 days of receiving the Offer of Accommodation.
If you fail to sign your agreement within this timescale we may cancel your booking, giving notice by email, and you will forfeit any ‘reservation rent’ paid if it is outside the 7-day cooling off period.
Frequent Asked Question (FAQ's)
What is platform fees?
The Platform Fee is a one-time charge that prioritizes your booking and grants access to exclusive pre and post-landing services, potentially saving up to £1,500. This fee is refundable if UniAcco cannot secure the room category and property you select.
Is it Refundable?
You can get a full refund if you cancel within 24 hours of payment, after which platform fees will not be refunded (To be added on Cancellation Policy also)
Will the booking fee be refunded to the student?
Fee is non-refundable in case the student decides to swap their accommodation from a non-commissionable property to a commissionable property. Platform Fee is refundable to the student if they decide to cancel their booking within the defined “UniAcco Cooling Off Period”. This period will be upto 48 hours from the months April-September and 5 days from the months October-March.
Why should a student book with UniAcco and not directly with the Property Manager?
We will assist the student with the entire booking process. End-to-end handling of the cancellation process for the student. (Platform Fee won’t be refundable to the student in this scenario). Post Move-In Assistance to the student.
What do I have to pay and when?
In order to pay rent in three instalments, you will need to provide evidence of a guarantor based in the country of your accommodation, such as a family member or friend. The first rent instalment must be paid 10 days prior to your tenancy start date. Your second rent payment will be due in January, and your third and final rent instalment will be due in May.
If you are unable to provide a guarantor in the country of your accommodation, your rent payment will need to be made a year in advance, in full, 10 days prior to your tenancy start date.
