Cooling-Off Period:

If you book before 1st August, you can cancel within 7 calendar days of signing the AST.

If you book on or after 1st August, you can cancel within 24 hours of signing the AST for tenancies starting on or before 30th September.

If you book less than 7 days before your AST start date (or 24 hours if booked after 1st August), you may cancel up to the day before your tenancy begins.
To cancel, email the property team to receive a Cancellation Pack. If cancelled during the cooling-off period, the Property Manager may retain part or full deposit to cover costs.
After Move-In:
Speak to the Accommodation Manager. You may be released if:

You find a suitable student replacement.

They sign the AST, pay the deposit, and move in.

You’ll be charged until the new tenant takes over and for any rent difference (if applicable).
Cleaning and admin costs will be deducted from your deposit. If no replacement is found, you’ll be liable for full rent.
If Cancelled by Property Manager:
Failure to sign your AST in time may lead to automatic cancellation. If the room cannot be offered, Property Manager will refund all monies paid.
No Place, No Stay (For First-Year Students Only):
You may cancel and receive a full deposit refund if:

You didn’t meet university entry requirements and provide a rejection letter.

You go to a different city and provide proof of UCAS adjustment.
You must send both documents within 5 calendar days of results day.
This does not apply if you voluntarily withdraw your application.

What if I’m doing an internship or placement?
If you are registered with a University/College or School then this will not be a problem, we will just require proof of student status to be able to offer you a tenancy with us
Is everything included?
Your rent includes the utilities; gas, water, electricity and of course internet, however you will need to provide your own duvet, pillows, kitchenware etc
When can I check into my room?
Your room is cleaned, prepared and ready for you from the start of your tenancy with us. You do not have to check in on the start date of your tenancy agreement, but your room and the team will be there to help you!
Can I have friends stay over with me overnight?
With us you truly are home, therefore your guests are more than welcome to stay over with you. We would ask that you let both the onsite team know, and also take into consideration your flatmates. You are solely responsible for your guests, and you would be liable if they cause any complaints or damage.
Is a Guarantor required to book a room?
For Poulson House, A UK-based guarantor is required; however, the Leap Guarantor Waiver is also accepted.
