Payments
Booking Deposit:-
A deposit is required to secure your room with the property, and the amount depends on the room type you choose.
This deposit will be refunded at the end of your tenancy, minus any applicable deductions and outstanding charges.
Installment Plan:-
- With a UK guarantor, you can pay your rent in three instalments, with the first payment due 3 weeks before check-in.
- Without a UK guarantor, full rent payment is required 6 weeks prior to the start of your tenancy.
Please note: Rent must be paid in full before your check-in date.
Guarantor:
If you prefer to pay your rent in instalments, a UK guarantor will be required.
A. A valid UK guarantor is required if you wish to pay your rent in installments.
B. International guarantors are not accepted by the property.
C. If you cannot provide a UK guarantor, the property recommends using Housing Hand's services.
Please note:
The guarantor must:
Be a UK resident for at least 1 year.
Be over 21 years old.
Be a homeowner or employed full-time.
Provide a copy of photographic ID (e.g., passport, driver’s license, or ID badge).
Provide proof of a UK address (dated within the last 3 months), such as a utility bill (electricity, water, gas, telephone), a bank statement, or a Council Tax bill.
Additional Fees:
Dual occupancy is available on most rooms over 23sqm. Both occupants would need to apply and mention in their application that they are applying for dual occupancy so that the price can be amended. The price would be the total rent plus an additional £50 and then divided by two for each occupant’s weekly cost unless otherwise stated.

House Policies
Cooling off period:-
Property's full termination policy is within your online account.
You can cancel your tenancy agreement for up to 7 days after the date of your booking (the Initial Cancellation Period). We will refund the full security deposit.
Please note, £20 will be deducted from the refunded amount to cover any international bank charges for deposit refunds made to non-UK banks.
Replacement tenant found:-
If you wish to cancel your tenancy agreement after the initial cancellation period or after your tenancy has started, you will be responsible for paying the rent and any applicable fees for the full tenancy period. However, if you find a replacement tenant who is approved by the landlord and has paid both the deposit and rent, your liability will be limited to the time until the replacement tenant takes over payment. The tenancy termination will only be confirmed once the replacement tenant has completed these payments.
If a replacement tenant is found, there will be a £50 fee for updating the contract, which you’ll need to pay within 14 days or it will be taken from your deposit. Once the new tenancy begins, the landlord will release you from your tenancy agreement.
No Visa No Pay:-
INTERNATIONAL VISA APPLICANTS ONLY
Before your tenancy period has commenced:
Should you fail to be granted your Visa before the tenancy agreement has commenced, you must:
send an email from the email account you booked with to your property email address if already in residence confirming that you have failed to obtain the required Visa and that you wish to cancel the tenancy agreement, stating your full name, details of the property booked; and
send the official notification of Visa failure that you have received from UK Visas & Immigration.
These document(s) must be received by us within 3 calendar days from the date you receive this notification, and MUST be received before 20th September for academic year bookings.
If this confirmation is not received by this date and your tenancy period has started, you will be liable for the rent from the start of the tenancy until another tenant that is acceptable to the landlord is found and the room is able to be re-let. Providing property receive the correct documentation in the stated time period, you will be released from the tenancy agreement and your deposit will be refunded.
After your tenancy period has commenced:
If your Visa is revoked after collecting the keys you must notify the property team immediately (within 48 hours of receiving official notification) by emailing to your property email address if in residence.
You will be required to provide written or email confirmation that the Visa has been revoked by providing official documentation from UK Visas & Immigration, and a letter from the University confirming your release.
You will be unable to remain at the property however will be held rent liable until a suitable replacement tenant is found, or until the end of any applicable legal notice period that applies under current legislation.
No Place No Pay:-
1ST YEAR APPLICANTS AND 1ST YEAR POSTGRADUATE STUDENTS ONLY
If you are a prospective first year Undergraduate or Postgraduate student and your offer of a place at your preferred University or Higher Education Institution is withdrawn by the University or Higher Education Institution because you do not achieve the required entry grades, you may be eligible to be released from
this agreement.
You must provide written evidence from the University that you do not have a place within 3 calendar days of your results being published (and no later than 28th August, whichever date is sooner). We will release you from the contract without penalty and refund the deposit paid.
You may also be eligible to be released from this agreement if you are a prospective first year Undergraduate student and you choose to go to a different university because you have exceeded your expected grades.
To apply to be released from this agreement in the circumstances referred to above, you must:
send an email from the email account you booked with to your property email address if already in
residence confirming that you wish to cancel your booking, stating your full name, details of the property booked;
send the written rejection letter from your chosen university/college or UCAS, a screen shot of your UCAS status which confirms that the required results were not achieved, or a copy of the proof of acceptance of your new university by UCAS adjustment.
These document(s) must be received by us within 3 calendar days (and no later than 28th August, whichever date is sooner) from the date your results are published.
On receipt of the required documentation, it will be verified and, provided we are satisfied, we will cancel your agreement and process the refund of your deposit in full within 30 days.
If you fail to provide the information within 3 days, you will remain liable for the rent for the whole length of the contracted tenancy until another tenant that is acceptable to the landlord is found and the room is able to be re-let.

No, pets of any kind are not permitted at properties, except registered assistance dogs.

If you are a qualifying full-time student, you will be exempt from paying Council Tax. You must provide us with your council tax exemption certificate, which your university can arrange. If you do not have this upon moving in due to not enrolling on your course, please bring the name of your university and your university student ID number.
Recycling is one of the best ways for you to have a positive impact on the world. It's crucial for both the natural environment and us. We have provided recycling and refuse bins throughout your accommodation to make being eco-friendly easy for you. Ensure you empty packages completely and give them a quick rinse before recycling. Put items in the correct bin to avoid contaminating the waste load. Examples of recyclables include plastics, cardboard and paper, and aluminium and steel.
Deposits vary by property and once paid, they are secured in a deposit protection scheme throughout the academic year. The deposit cannot be used towards rent instalments during your tenancy.
Your deposit is securely placed in a deposit protection scheme for the academic year. At the end of your contract, the deposit will be returned to you, subject to the terms of the contract.
