Good value and really modern rooms. Reception is super nice and friendly, and there is regular events and such.
Payments
Booking Fee:
A £250 advance rent payment is required at the time of booking. This amount will be deducted from your total rental payment.
Guarantor:
A guarantor is not required if you pay the full amount upfront. However, a UK-based guarantor is necessary if you choose to pay in installments.
Installment Plan:
Domestic students or international students with a UK-based guarantor can choose to pay their rent in 3 or 4 installments.
Mode of Payment:
Rent payments can be made either via card or bank transfer.

Cancellation Policy
Cancellation Policy - England & Wales 2025/26
Cooling-Off Period (14 Days)
You may cancel your tenancy within 14 days of signing your first tenancy agreement for the 2025/26 Academic Year (the "Cooling-Off Period"), provided the tenancy has not already started and you have not collected the keys to your room. To cancel, submit written or emailed notice to the property manager. Upon receipt, we will confirm the cancellation, cancel your tenancy, and refund your £250 advance rent payment along with any other payments you may have made.
Replacement Tenant
If you wish to cancel your tenancy after the Cooling-Off Period, you must provide written or emailed notice to the property manager. However, you will remain liable for rent payments under the tenancy agreement until a suitable replacement tenant is found.
No Visa No Pay
If you are not awarded a visa to travel and study, we can assist you. We may transfer you to one of our residences if you plan to study elsewhere. If you are not studying elsewhere or if we cannot provide accommodation in your new location, we will release you from your tenancy agreement under the following conditions:

Submit a cancellation request, in writing or by email, within 3 days of receiving your visa rejection letter.

Provide the manager with a copy of your rejection letter from the embassy or visa office. If your tenancy has already commenced, you will remain liable for rent until we receive the required documentation.
No Place No Pay (First-Year Undergraduates Only)
If you are unsuccessful in obtaining a place at your chosen university, we can help. We may transfer you to another of our residences if you plan to study elsewhere. If you are not studying elsewhere or we cannot accommodate you in your new city/town, we will release you from your tenancy agreement under the following conditions:

Submit a cancellation request, in writing or by email, before 22nd August 2025.

Provide the manager with a copy of your rejection letter from the University or UCAS. Once we receive your request, we will confirm receipt, cancel your tenancy, and refund your £250 advance rent payment along with any other rent payments you may have made.
Other Cancellation Policy
For bookings made for Semester 2 or 3 starting after 1 January 2025, you may cancel your tenancy without penalty up to 8 weeks before the start of your agreement. To cancel, send written or emailed notice to the property manager. Upon receipt, we will confirm cancellation, refund your £250 advance rent payment, and any other rent payments made.
If the tenancy agreement has not yet started and you have not collected your key, you may also cancel within the Cooling-Off Period, by submitting written or emailed notice to the manager.
