Payment Details
Booking Deposit:
A £250 fee is required to secure your room as part of the booking process.
Once you begin your tenancy, this fee will serve as your deposit and will be refunded (minus any deductions) at the end of your tenancy.
Please Note: If you decide not to proceed with the tenancy, this fee will not be refunded.
Installment Plan:
The property offers two payment options:
Pay in Full – Payment is due 2 weeks before the tenancy start date.
Pay in 3 Termly Instalments – A valid UK-based guarantor is required.
Guarantor:
A valid UK-based guarantor is required to pay rent in termly instalments.
The guarantee agreement must be in writing and will outline the guarantor's legal obligations.
A suitable guarantor must meet the following criteria:
a) Be a UK or Isle of Man resident
b) Be over the age of 21
c) Be in full-time employment and provide photo ID and proof of address.
If you do not have a financial guarantor, you will need to pay the full year's rent upfront.
The property does not accept international guarantors.

Payments can be made via Credit/Debit Card or online payment.

Cancellation Policy
Cooling Off Period
1.1 Standard Cancellation Period
You can cancel your booking with us in writing or by contacting the property team within 3 days of accepting your tenancy agreement.
If you cancel your booking within these 3 days, we will arrange a full refund of your deposit.
1.2 Cooling-Off Period for Bookings on or after 1 August 2025
If you book your accommodation on or after 1 August 2025, your cooling-off period will reduce to 24 hours from the point you have accepted the tenancy agreement.
If you cancel within these 24 hours, we will arrange a full refund of your deposit.
1.3 End of Cooling-Off Period
If you check in to your accommodation and collect the keys during the cooling-off period, the cooling-off period will immediately and automatically end once you accept the keys.
Replacement Tenancy
2.1 Arranging a Tenancy Takeover
If you wish to terminate your tenancy after the cooling-off period has expired, you may be able to find a replacement tenant.
The replacement tenant must meet the eligibility criteria and be approved by the property.
2.2 Tenancy Takeover Fee
A £50 administration fee will be charged for processing a Tenancy Takeover.
The original tenant will be released from their agreement only once the new tenant has signed the contract and paid any required fees or deposits.
Please note: You are only permitted to arrange a Tenancy Takeover until 31 May 2025. From 1 June 2025, a tenancy takeover is not possible.
2.3 Replacement Tenant Conditions
The replacement tenant must be a student and match any specific accommodation preferences (e.g., female-only flat).
You must not have any rent arrears to proceed with a replacement tenant.
2.4 Liability for Rent
You will remain liable for the rent until the replacement tenant has signed the tenancy agreement, paid the deposit, and the new tenancy period has started.
No Visa, No Pay
3.1 Visa Rejection
If your visa application is rejected, you may cancel your tenancy after the cooling-off period.
To cancel, you must provide evidence of the visa rejection (official letter or email from the relevant authorities).
If sufficient evidence is provided, you will be released from the tenancy agreement, but you will remain liable for rent from the tenancy start date until the date of cancellation approval.
No Place, No Pay
4.1 Course Rejections
If you fail to receive the grades required for your university place, you may cancel your tenancy after the cooling-off period.
You must provide official evidence of the course rejection from your university or relevant authorities.
If approved, you will be released from the tenancy, but remain liable for rent until the date of cancellation approval.
4.2 Deferred University Entry
If your university entry is deferred from the start of the 2025/26 academic year to the 2026/27 academic year, you may be able to cancel your tenancy.
You will need to provide official evidence of the deferral.
4.3 Pre-sessional English Course Cancellation
If the pre-sessional English language course required for your university place is canceled, you may cancel your tenancy.
Evidence of the course cancellation must be provided.
Other Cancellation Policy
5.1 Eviction or Voluntary Withdrawal
Eviction from university or voluntary withdrawal from university may be considered for cancellation on a case-by-case basis.
Evidence from the university supporting your reason for withdrawal is required.
You will remain liable for rent until a decision on your cancellation is made.
5.2 Non-Academic Reasons for Cancellation
The following reasons do not qualify for immediate cancellation:
Change of mind
Booked different accommodation
Accepted onto a placement or exchange programme
Single semester course
Classes delivered online temporarily or permanently
Deciding to commute
For these reasons, you will need to find a replacement tenant by 31 May 2025. After 1 June 2025, a Tenancy Takeover is not possible.
5.3 End of Academic Year
End of the academic year or the conclusion of exams does not qualify you for release from your tenancy agreement.
You will remain liable for the full tenancy period, regardless of academic calendars or exam schedules.
Administration Fees
Any amendments to tenancy agreements, such as changes to guarantor details, tenancy length, room swaps, etc., are subject to a £75 administration fee, payable to the property.
Please note that tenancy length amendments are not allowed after 31st July 2025.
