Cancellation Policy
Cooling Off Period
If you cancel your booking within 3 days (72 hours, including weekends) of signing your contract, you will be eligible for a full refund.
Eligibility: To qualify, you must submit a cancellation request through your account portal within the 3-day cooling-off period, and it must be accepted by our team.
After 3 Days: If you cancel after the 3-day period or if you sign the contract on or after August 1st (where the cooling-off period no longer applies), you must find a replacement tenant, as outlined below.
Replacement Tenant Found
If you wish to cancel your booking after the cooling-off period, you may do so by finding a suitable replacement tenant for your room. The process for cancellation is as follows:
Submit Cancellation Request: Log into your account portal and submit a cancellation request.
Find a Replacement Tenant: You must provide the full name and details of the replacement tenant.
Requirements for Replacement Tenant:
The replacement tenant must be approved as suitable by the property.
The replacement tenant must agree to the rent price at the time of application.
All outstanding rent and administration fees must be paid.
The new tenant must sign a tenancy agreement that matches the remaining length of your contract.
The new tenant must provide all required documentation, including any guarantor information if applicable.
Fees: A £50 administration fee will be charged to cover the costs of preparing the room for the replacement tenant.
If a suitable replacement tenant is not found, you will remain liable for the rent and any fees associated with the contract for the full duration.
No Visa, No Pay (International Students)
If you are an international student and your visa application is rejected, you can cancel your booking and receive a full refund of any rent paid and your damage deposit, provided your tenancy has not yet started.
Process: Submit a cancellation request through your account portal and attach proof of the visa rejection before your contract start date.
Evidence Required:
A letter confirming your visa rejection, with your full name and details of the rejection.
A letter from your university showing that you are unable to study due to the visa issue.
4. No Place, No Pay (First-Year Students)
If you do not receive a place at your chosen university or higher education institution, you may cancel your booking and receive a full refund.
Eligibility: This applies to students who are entering their first year of university and do not receive a place due to failure to meet entry requirements.
Process: Submit a cancellation request through your account portal and provide proof of the university’s decision, such as a rejection letter or confirmation from UCAS.
Other Cancellation Policies
Cancellation Post Move-In: If you decide to cancel your tenancy after moving in, the property may allow you to do so under the following conditions:
You find a suitable replacement tenant as outlined above.
You cover any administration fees and rent due up until the replacement tenant moves in.
A £50 fee will be charged to cover the costs of preparing the room.
Failure to Check-In: If you fail to take possession of the room by the start of the tenancy without prior communication, the property reserves the right to re-market the room. You will remain liable for rent until a new tenant is found.
Further Notes:
If none of the above conditions for cancellation are met, you will remain financially responsible for the full rent and any associated fees for the duration of the tenancy agreement.
If you are released from the contract, any deposit or rent paid will be refunded in full, less any applicable administration fees.

When do I pay my tenancy deposit?
Once you have applied, our Sales Team will look through your application, check to find you the best room available and send you a ‘Room Offer’ email. After you have signed your AST (contract), you will be asked to pay a tenancy deposit, so please have your bank card to hand when accepting your Room Offer.
Is my deposit protected?
Once you have paid your tenancy deposit, we have 30 days to protect this under a Tenancy Deposit Scheme. The scheme dwell use is called My Deposits.
