Cancellation Policy

Cancellation Policy 2024/25:
 

  • Cooling Off Period:

10.1 If the Tenant cancels their application for accommodation before entering into the Tenancy or fails to enter into the Tenancy within seven (7) calendar days of the offer of accommodation being issued by IIL2 Ltd (the “Deadline for Agreement”), IIL2 Ltd will provide a full refund of the Holding Deposit.

10.2 If the Tenant, having entered into the Tenancy, cancels their Tenancy within seven (7) calendar days of having entered into it, IIL2 Ltd will provide a full refund of the Holding Deposit.

10.3 The Tenant can cancel their accommodation booking under Clauses 10.1 and 10.2 above by sending an email to contact@stgeorgestower.com. The Tenant’s Holding Deposit will be refunded within seven (7) calendar days of the Tenant’s cancellation or of the Deadline for Agreement as applicable.

10.4 Any refunds must be requested by the Tenant in writing and can only be considered Monday to Friday (save for Bank Holidays) between the hours of 08:00 and 16:00.

10.5 If the Tenant wishes to cancel their Tenancy Agreement seven (7) calendar days or more after signing this Agreement, Clause 11 below will apply.
 

  • Cancellation by the Tenant after seven (7) days:

11.1 After signing this Agreement and after seven (7) calendar days have passed, the Tenant will remain liable for the Total Rent for the full term of the Tenancy, and their Guarantor will be required to meet the obligations set out within their Agreement.

11.2 The Tenant may only terminate their Tenancy in the following circumstances and will remain responsible for payment of the Total Rent until:
a) They have given three (3) months’ written notice to the Landlord; and
b)either:
i. They have made any outstanding payments or fulfilled any obligations required under their Tenancy, including the payment of the Total Rent for the full term of the Tenancy, to the Landlord's reasonable satisfaction; or
ii.a replacement student at the University/College who is reasonably satisfactory to the Landlord as a tenant and who is not already a tenant at the Site enters into a Tenancy Agreement with the Landlord. IIL2 Ltd subject to Clause 11.3 below, may assist the Tenant in finding a replacement, but does not guarantee that it will be able to find one.

11.3 Ltd shall be entitled to fill any rooms which are already vacant before allocating people on its waiting list to the Tenant’s vacated accommodation under Clause 11.2(b)(ii) above.

What is platform fees?

The Platform Fee is a one-time charge that prioritizes your booking and grants access to exclusive pre and post-landing services, potentially saving up to £1,500. This fee is refundable if UniAcco cannot secure the room category and property you select.

Is it Refundable?

You can get a full refund if you cancel within 24 hours of payment, after which platform fees will not be refunded (To be added on Cancellation Policy also)

Will the booking fee be refunded to the student?

Fee is non-refundable in case the student decides to swap their accommodation from a non-commissionable property to a commissionable property. Platform Fee is refundable to the student if they decide to cancel their booking within the defined “UniAcco Cooling Off Period”. This period will be upto 48 hours from the months April-September and 5 days from the months October-March.

Why should a student book with UniAcco and not directly with the Property Manager?

We will assist the student with the entire booking process. End-to-end handling of the cancellation process for the student. (Platform Fee won’t be refundable to the student in this scenario). Post Move-In Assistance to the student.
