Payment Details
Booking Deposit:
To reserve a room, students are required to pay a refundable holding deposit, which is equivalent to one week's rent.
This deposit will be deducted from the first rent payment.
Security Deposit:
In addition to rent, a £400 refundable tenancy deposit is due by 24th April 2025.
For bookings made after this date, the £400 refundable tenancy deposit must be paid within 7 days of booking.
The £400 tenancy deposit will be refunded at the end of the tenancy, provided there are no outstanding charges for the room, including costs for any damage not noted on the inventory at move-in.
Any deposit deductions will be made in accordance with the Tenancy Deposit Protection Scheme (a government-backed scheme).
Pay in Instalments:
Pay in full - The full rent payment must be received by the property no later than 24th July 2025. This is an advance payment and must be made before moving in.
Pay in 2 instalments - Payment due dates are 24th July 2025 (advance payment, before moving in) and 24th October 2025.
Pay in 4 instalments - Payment due dates are 24th July 2025 (advance payment, before moving in), 24th October 2025, 24th January 2026, and 24th April 2026.
Guarantor Requirement:
A valid UK-based guarantor is required if you wish to pay your rent in instalments.
No guarantor is needed if you choose to pay in full.

Payments can be made via Credit Card, Debit Card, or Bank Transfer.

Cancellation Policy
Cooling-Off Period
You have the right to cancel your booking within 7 days from the date of booking by submitting your cancellation request in writing to the property.
After 7 days or once you have accepted your online Tenancy Agreement, there is no further cooling-off period and your refundable holding deposit will be retained by the property.
If you have not provided the correct necessary information, resulting in the property cancelling your booking, the holding deposit will also be retained.
No Visa, No Pay
There is no specific mention of visa-related cancellations in this policy. However, if you are required to cancel due to visa issues (for example, visa rejection), you should reach out to the property directly to see if any special arrangements can be made based on your circumstances.
No Place, No Pay
If you are a 'renewal' booking (booking the same room for the next academic year) and choose to cancel later, your refundable holding deposit will be retained.
If payment has not yet been made at the point of cancellation, the fee will be due as part of the Early Termination Process.
Other Cancellation Policies
Cancellation after 7 days / After Acceptance of Tenancy Agreement
Once you have accepted the Tenancy Agreement, you are bound by the terms of the contract and are responsible for the rent payments as outlined in your Tenancy Agreement.
If you decide to cancel after this point, the property will aim to mitigate any potential loss by attempting to find a replacement tenant for your room.
You will remain responsible for the rent until a new tenant has been found, signed the agreement, and made the necessary payments.
The property reserves the right to decide when and how to market your room to find a replacement tenant.
Early Termination and Charges
If you cancel after accepting the Tenancy Agreement, you will be subject to an early termination fee, which will be:
One week’s rent if cancellation occurs prior to 24th April 2025.
£400 if cancellation occurs on or after 24th April 2025.
The property reserves the right to retain some or all of your £400 tenancy deposit to cover cancellation charges.
Communication and Responsibilities
Once a new tenant has been found and their contract signed, you will be released from your legal responsibility to pay any outstanding rent, provided all necessary steps are completed.
The property will inform you in writing once this process is complete, but please note that this level of communication is not guaranteed.
Guarantor Information
When providing Guarantor details, ensure that they are a homeowner in England, Wales, or the Channel Islands, as failure to provide this invalidates your right to a refund and you remain responsible for compliance with the letting conditions.
