Payment info & policies

Booking Deposit: To confirm your room reservation, a small advance payment—typically up to 2% of the total rent—is required.
This amount will be credited toward your first rent installment.
Installment Plan: Pay in full or installments (Depends on the room type you choose)
Guarantor: A UK-based guarantor is needed. If you don't have one, you can choose the Leap option, this means a slightly higher weekly rent that includes a Guarantor Waiver Fee.

Cancellation Policy

Before Move-In
Once the tenancy agreement is signed by both the resident and the Property Manager, it becomes legally binding with no cooling-off period. You will remain liable for rent even if you do not move in.

Cancellation will only be considered under the following conditions:

  • University Offer Withdrawn (UG/PG Students)
    You may be eligible for release if your university offer is withdrawn.
    Required documents (within 7 days of results):
    • Rejection letter or UCAS status screenshot
    • OR proof of acceptance at another university via UCAS adjustment
  • Visa Rejection
    You may be eligible for release if your visa application is rejected.
    Required documents (within 7 days of decision):
    • Official visa rejection letter/email
    • Confirmation from university stating you will not be studying

If approved, the contract will be cancelled and any advance rent paid will be refunded. Failure to provide valid documents will result in rejection of the cancellation request, and full rent liability will apply.

After Move-In

Cancellation terms depend on the type of tenancy agreement:

  • Assured Periodic Tenancy (APT) (contracts signed before 1 May 2026 unless stated otherwise)
    • Minimum 2 months’ written notice required
    • Move-out date must align with the rent period end
    • Approval required from the Property Manager
  • Common Law Tenancy (CLT) (contracts signed after 1 May 2026)
    Cancellation allowed with 4 weeks’ notice only if:
    • You have withdrawn from university
    • You have been excluded from university
    • You are unable to continue due to illness (with university confirmation)

Valid supporting documents must be provided. Approval is subject to Property Manager review.

Tenancy Replacement Option

If cancellation does not meet the above conditions:

  • You remain liable for rent OR
  • You may find a replacement tenant

Replacement tenant must:

  • Be a full-time student in the UK
  • Take over the remaining contract duration

The Property Manager will conduct standard checks and prepare the transfer agreement. Release from contract applies only after successful transfer.

Important Notes

  • Cancellation is not confirmed until written approval is received from the Property Manager
  • Any outstanding rent or refunds will be communicated after approval
