Booking Deposit:-
- You need to pay an advance rent payment (£50 to £300) at the time of booking.
- This will be deducted from the first installment or payment which is due before the tenancy start date.
Note: This is non refundable if you do not wish to move ahead with the booking.
Installment Plan:
Property can align payments when you receive your Student Loan.
If you do not have a guarantor, then payment will be due when you move in.
Guarantor:
If you want to pay your rent in instalments, Property accept both UK and International guarantors.
This is someone who is willing to sign a contract saying they’ll pay your rent if you fail to do so.
Your guarantor cannot be another student or a government.

House Policies
Cancellation Policy
Once you have paid your Advance Rent and you have been allocated a room, then should you decide to cancel prior to the start of the licence period you will be entitled to a full refund of the Advance Rent.
If you decide to cancel after the start of your licence period then you will be held to the terms of your licence agreement.
No Visa No Pay
For 2025/26 academic year bookings, if you meet any of the conditions below, you will be able to cancel your booking and receive a full refund of your Advance Rent and any paid rent payments,
No Visa No Pay: if you don't get your visa to come and study in the UK, you must send us the visa application rejection letter within 48 hours of receiving it. This policy is valid until 1 September 2025.
Please send your request and the supporting official documents to the respective schemes email. Should you fail to provide the necessary information within 48 hours, the amount equal to the lesser of (i) the Advance Rent and (ii) the amount equivalent to one week’s Licence Fee will be retained as a cancellation fee.
No Place No Pay
For 2025/26 academic year bookings, if you meet any of the conditions below, you will be able to cancel your booking and receive a full refund of your Advance Rent and any paid rent payments,
No Place No Pay: if you fail to gain the required qualifications and are not accepted into the University, you need to send us the university rejection letter, or proof that the exam results don’t meet the requirements of the university. You must send us the proof documents within 48 hours of receiving them. This policy is valid until 1 September 2025.

Should you fail to provide the necessary information within 48 hours, the amount equal to the lesser of (i) the Advance Rent and (ii) the amount equivalent to one week’s Licence Fee will be retained as a cancellation fee.
No Placement No Pay

No Placement No Pay: if you fail to gain a placement during your placement year OR offered a placement in another city than the city you've booked for, you need to send us the rejection letter, or proof that the placement has failed. You must send us the proof documents within 48 hours of receiving them. This policy is valid until 1 September 2025.

Can I smoke in my room?
No. As per your Licence Agreement, if you’re caught smoking or tampering with smoke/fire detectors you’ll be liable for a cleaning or service charge.There are designated smoking areas at each of our developments which you are welcome to use.
How safe is my room?
Your room is very safe - all door entry is secured with a lock system and all communal space has CCTV.
Can I have guests to stay?
Of course. We normally allow a maximum stay of two days per visit for guests but they will need to sign in/out at reception (this is outlined in our guest policy which you will sign when you move in). Guests are not allowed their own key.
