Cancellation Policy
Cooling-Off Period
The 7-day cooling-off period applies upon receipt of your Advance Rental Payment.
If you cancel within this period, your Advance Rental Payment will be refunded to you.
You will no longer be liable for any contractual obligations under the tenancy agreement.
No Visa, No Pay
If you require a UK visa to study and your visa application is denied, you have the right to cancel your booking.
You must provide proof of visa denial within 72 hours of the decision.
Upon receiving proof, your booking will be cancelled, and you will receive a refund of your Advance Rental Payment and first rent instalment.
If you fail to provide proof within the 72-hour timescale, your Advance Rental Payment will be retained, and you will remain liable for the contractual obligations of the tenancy agreement.
No Place, No Pay
If you fail to meet the entry requirements for your first-choice university, or you are deferring your studies to the next academic year, you may cancel your booking.
You must provide proof of failure to obtain the required qualifications or proof of deferral within 72 hours.
Upon receiving the proof, your Advance Rental Payment and first rent instalment will be refunded, and you will no longer be liable for the tenancy agreement.
Other Cancellation Policies
Extenuating Circumstances
If you need to cancel due to extenuating circumstances, such as ill-health or family emergencies, your request will be considered on a case-by-case basis.
Proof must be submitted within 72 hours.
The property is under no obligation to cancel due to extenuating circumstances.
If you fail to send proof within 72 hours, your Advance Rental Payment will be retained, and you will remain liable for the full rent and other obligations in the tenancy agreement.
Cancellation After Keys Collected or Tenancy Commenced
Once you have collected your keys or your tenancy start date has passed, you lose the right to cancel your tenancy. You will be liable for the full rent unless a suitable replacement is found.
You may not transfer or sublet your tenancy without prior written consent from the property.
If a replacement is found and the new resident completes their booking, passes checks, and pays the rent, you will be released from your tenancy liability.
You will remain responsible for rent from the start of your tenancy until the new tenant’s agreement starts.
Refunds, including the Advance Rental Payment, will only be processed once the replacement has checked in and collected their keys.
If no replacement is found, you will remain liable for the full tenancy and all contractual obligations, including rent.
Cancellation by the Property
The property reserves the right to cancel your booking prior to you collecting your keys under the following circumstances:
Failure to complete your application or provide necessary documentation, such as guarantor details, in time.
Submission of false or misleading information.
You appear on sanctions lists or law enforcement databases after screening searches.
You are disqualified from entering into a tenancy agreement under the Immigration Act 2014.
Failure to cooperate with screening searches or additional information requests.
Non-payment of rent or charges from a previous or current tenancy with the property.
If the property cancels your booking, you will not be liable for any contractual obligations from the cancellation date.

How many people can share each flat?
Our shared flats range from 3 to 7 beds. If you need any advice about which option would be right for you, our staff would be happy to help.
Can I smoke in my flat?
No, you cannot smoke in either your room or the communal areas of your flats. Smoking is a fire hazard and is forbidden in flats on all Abodus sites. There are designated smoking areas in every building which you are welcome to use.
Can I have guests over?
As a tenant of an Abodus site you are more than welcome to invite guests to your accommodation. If your guest is staying overnight please let a staff member at your accommodation know. We also suggest that if you do invite guests be mindful of your flatmates: let them know before your guests arrive, and ensure you still comply with site rules regarding noise in the flat. Moreover, remember that as a tenant of an Abodus site you are responsible for the behaviour and actions of your guests.
Are there staff available onsite?
Each Abodus site has a friendly team available to our residents 24/7. For some of our sites, an emergency contact number will be provided when staff are not onsite.
Is a Guarantor required to book a room?
For Hollingbury House, a UK-based guarantor is required.
