This option requires the full payment to be made either in August or, if the booking is made after August, prior to the start date of the Tenancy Agreement.

2. 4 Instalment Option: (requires a guarantor)
August: 5% of total rent (or before the Tenancy Agreement start date)

1. A guarantor is required by the property if you wish to pay in instalments.
2. The property accepts both UK based and International guarantors.

Cooling-Off Period for Cancellations


If you choose to cancel your booking with LIV Student, you will have up to 7 calendar days after signing your Tenancy Agreement to do so.
For bookings made before 1st August:
If you made your booking fewer than 7 calendar days before your Tenancy Agreement start date, you may cancel your booking until the earlier of (a) 7 calendar days after signing your Tenancy Agreement, or (b) the date the Tenancy Agreement commences. You may not cancel once your tenancy commences.
For bookings made after 1st August:
If you made your booking fewer than 3 calendar days before your Tenancy Agreement start date, you may cancel your booking until the earlier of (a) 3 calendar days after signing your Tenancy Agreement, or (b) the date the Tenancy Agreement commences. You may not cancel once your tenancy commences.

LIV Student will refund your deposit, where applicable, within 10 calendar days of accepting your cancellation. International transfers may take longer and incur fees.

Cancellations After the Cooling-Off Period


After the cooling-off period ends, you are no longer eligible for automatic cancellation. You (and your Guarantor, if applicable) will be responsible for fulfilling the Tenancy Agreement unless you find an eligible replacement tenant.

Early Termination After Tenancy Commences


If you wish to leave during your tenancy, speak to the local property manager. You may be released from your contract if:

  • You find a suitable replacement tenant (must be over 18 and enrolled full-time at a local university/college), and

  • The replacement enters into a Tenancy Agreement with LIV Student and provides all necessary documents (and Guarantor if required).
    Refunds will only be processed once the replacement has signed the contract, paid, and moved in.
    If no replacement is found, you and your Guarantor will remain liable for the full rent.
    A £50 administration fee applies at Sheffield and Belfast for processing a replacement. 

Cancellations by LIV Student or the Landlord

If you or your Guarantor fail to sign the Tenancy Agreement in time, LIV Student may cancel your booking.
LIV Student also reserves the right to cancel the booking if a suitable Guarantor is not provided after multiple attempts.
If accommodation cannot be provided after your Tenancy Agreement is fully signed, you’ll be contacted with an explanation or offered a suitable alternative. If no alternative is available, all monies paid will be refunded.
Failure to make the first rent payment or check in within 3 calendar days of your check-in date may also result in immediate cancellation.

“No Place, No Stay, No Stress” – Flexible Cancellation Policy

This may apply to full-time students booking for the academic year starting in September. You may be eligible for a deposit refund if:

  • Your offer at your chosen university is withdrawn,

  • Your visa application is rejected, or

  • Government travel restrictions prevent you from attending and you withdraw from your course.
    To cancel under this policy, send documentation (rejection/acceptance letters, visa refusal, or university course withdrawal proof) within 2 calendar days of the date on your official letter to:

  • LIV Student will respond within 10 calendar days. This policy does not apply once your tenancy has commenced.

Room Changes After Check-In

Room changes are not typically offered post check-in. In rare cases and subject to availability, a room move may be allowed. If upgrading to a higher-priced room, the increased rent must be paid. A £/€50 fee applies to room changes.

No Deposit – we have removed the deposit so students can book with no financial commitment.


International Guarantors – If you wish to secure your accommodation and you are planning to pay your rent in installments, please provide a qualified Guarantor. The guarantor needs to be in full-time employment (earning annually a minimum of thirty (30) times the tenant’s monthly rent). International Guarantors will be considered and required to provide suitable documentation via the online application process.

If you don’t have a Guarantor, you can choose to appoint Housing Hand as a guarantor during your booking.

If you choose to pay your rent in full, then you do not need a guarantor.

Yes! We ask that you don’t have more than one guest if you are living in a shared apartment or Studio, for up to two consecutive nights per week and be a good neighbour to all LIV Student residents, respecting their space and quiet enjoyment.

We ask that you sign your visitor in at reception and sign out when they leave, to assist us in the event of a fire evacuation.

Due to the ongoing COVID-19 pandemic, we may have to revise this policy based on local Government restrictions and guidance from time to time.
