Cancellation Policy
When you cannot enter the UK, you can sublet:
(1) Due to force majeure factors, such as earthquakes, floods, lightning, etc., you cannot enter the UK. You need to find the tenant and pay a sublease fee of £ 350 before applying for and subletting the apartment. If, for other reasons, you are unable to enter the UK, you will have to pay a subletting fee of £ 450.
(2) Because you cannot enter the UK without obtaining a UK visa, you need to negotiate with the lessee yourself. The apartment is responsible for providing the contract and the sublease fee is 450. If the apartment is required to return your paid rent after accepting the tenant's rent, the apartment will charge a 3% handling fee for this.
2. When the room you booked cannot be checked in due to irresistible reasons, the apartment will be fully refunded.

What is platform fees?
The Platform Fee is a one-time charge that prioritizes your booking and grants access to exclusive pre and post-landing services, potentially saving up to £1,500. This fee is refundable if UniAcco cannot secure the room category and property you select.
Is it Refundable?
You can get a full refund if you cancel within 24 hours of payment, after which platform fees will not be refunded (To be added on Cancellation Policy also)
Will the booking fee be refunded to the student?
Fee is non-refundable in case the student decides to swap their accommodation from a non-commissionable property to a commissionable property. Platform Fee is refundable to the student if they decide to cancel their booking within the defined “UniAcco Cooling Off Period”. This period will be upto 48 hours from the months April-September and 5 days from the months October-March.
Why should a student book with UniAcco and not directly with the Property Manager?
We will assist the student with the entire booking process. End-to-end handling of the cancellation process for the student. (Platform Fee won’t be refundable to the student in this scenario). Post Move-In Assistance to the student.
How do I prove I am exempt from Council Tax when I move into Burlington Square?
Full-time students in the UK are exempt from Council Tax while staying at Burlington Square. Council Tax is usually already exempt and included in your rent. If required, you can download a Council Tax Exemption Certificate from your university and submit it to your local council. If you’re unsure, your UniAcco property team can guide you through the process.
