Payment Details
Booking Deposit:-
1. A deposit is required to secure your room with the property, and the amount depends on the room type you choose. This will be due at the time of processing the booking.
2. After you vacate your room, the property will complete a check out inspection, and send your a final account statement within 7 days of your contract end date.
3. The statement will provide you information on any charges for cleaning and/or damage (if any have been applied to your account), as well as any balances due for rent (if applicable). These charges will be deducted from your deposit amount, and if they exceed the deposit amount held, you will be asked to arrange payment for the outstanding balance immediately.
Guarantor:-
1. The property team requires you to have a guarantor at the time of booking who is: -
(a) over the age of 18, and
(b) willing to agree to the terms and conditions of your contract.
2. The property accepts both UK based and international guarantors.

Cancellation Policy
Cooling-Off Period
You may cancel your agreement within seven days of signing it online. During this period, you are entitled to a full return of your deposit and any rental amounts paid in relation to your booking. However, if you collect your keys from the reception team, you will lose your right to cancellation, even if this occurs within the seven-day period.
No Visa, No Pay
If you require a visa to study in the UK and your visa application is rejected, you have the right to cancel your booking. You must request cancellation within seven days of your visa rejection, or no later than seven days following the release of A-Level results. Supporting evidence of the visa rejection must be provided.
No Place, No Pay
For first-year students or those residing in the building for the first time, you may cancel your booking and have your deposit and rental amounts returned if you do not receive an unconditional offer from your University. You must request cancellation within seven days after the release of A-Level results and provide supporting evidence that the required results have not been achieved for you to take up your course.
Other Cancellation Policies
Ongoing Students and Returning Residents: If your course will be taught 100% online for the next academic year, as notified by your university, you may cancel your booking and receive a refund. The cancellation request must be made no later than 31 March in the year your next contract starts in September.
Failure to Collect Keys: If you fail to collect your keys within 14 calendar days of the booking start date, we reserve the right to cancel your booking and resell the room. You will remain liable for all amounts due under the agreement until the room is sold, and any lost rental amounts between bookings may be deducted from your deposit.
First Rent Instalment Not Paid: If the first rent instalment is due prior to the start date and is not received as cleared funds within seven days of the due date, we reserve the right to cancel your booking and resell the room. You will remain liable for all amounts due under the agreement until the room is sold, and any lost rental amounts between bookings may be deducted from your deposit.
Release from Agreement After Start Date: If you wish to be released from your agreement after the booking has started, and you find a replacement resident whom we deem eligible, we will release you from the agreement. Your deposit will be refunded, and a fee will be charged for preparing the room for the new occupant. You will remain responsible for any rental arrears up to the date the new agreement takes effect.
Release Without Replacement Resident: If you wish to be released from the agreement but do not find a replacement resident, we reserve the right to retain your deposit, and you will remain liable for the full rent and other charges until the agreement ends.

Do I need to pay Council Tax?
In the UK, full time students are currently exempt from Council Tax during their studies so that’s one less cost to worry about. You will need to supply your village with an exemption form (which will provided at check-in), as well as an exemption certificate from your University if requested. If you don’t do this, the local authority may charge us and you will be liable to pay this cost.
How much does internet access cost?
The internet provided is completely free of charge (subject to you meeting the conditions in your rental agreement), so you don’t need to pay any extra. To get online, connect to the Ask4 network, open your internet browser and fill in the registration form. Our Wi-Fi is available throughout the building including the study areas and social space.
How much is the weekly rent and what does it include?
