Cooling Off Period
Cancellation Policy for Long-Term Bookings (37 Weeks or More):
For Check-ins in August, September, and October 2025:
1. The property offers a 7-day cooling-off period for cancellations made before 15th July 2025 and a 1-day cooling-off period thereafter, allowing you to cancel your booking.
2. Free cancellations for personal reasons are available until 31st May 2025, with only the holding fee being retained.
Cancellation Terms for Other Reasons:
1. If you cancel within the cooling-off period, you will receive a full refund, including the holding fee (i.e., cancellation fee: £0).
2. If you cancel before 1st June 2025, you will receive a full refund except for the holding fee (i.e., cancellation fee: £250).
Important Note:
Cancellations for personal reasons are not allowed after 31st May 2025, except during the cooling-off period. However, a replacement option is available.
Cancellation Policy for Other Long-Term Bookings [For Check-ins in November, December, January, February, March, April, May, June, and July] (37 Weeks or More) and All Short-Term Bookings (4-36 Weeks):
1. The property provides a 1-day cooling-off period during which you can cancel your booking.
2. Free cancellations for personal reasons are permitted if made more than 4 weeks before check-in, with only the holding fee being retained.
Replacement Tenant Accepted
If the student has not yet moved in, the property may allow them to find a replacement. However, the full rent must be settled before the contract can be changed.
Please Note: Once a student has moved in, they are not eligible for this replacement tenant cancellation policy.
No Visa No Pay
The property offers free cancellation for visa refusals up until 2 weeks before check-in, with only the holding deposit being retained.
Cancellation Terms:
1. If the cancellation occurs within the cooling-off period, you will receive a full refund, including the holding fee (i.e., cancellation fee: £0).
