Security Deposit
1. Deposit is varys property to property
2. This will be refunded to you at the end of your tenancy period less and deductions and pending charges.

Instalment Plan:-
1. Payment in full.
2. Payment in instalments (requires a UK based guarantor).

Guarantor:-
1. The property accepts only UK based guarantors if you wish to pay in instalments.
2. If you are an international student, and therefore cannot provide a UK based guarantor, the property recommends using the services of housing hand.
3. International guarantors are not accepted by the property.

Mode of Payment:- 
Credit and debit card.

Cooling Off Period:- 
Property does not offer any cooling off period, all contracts are legal & binding.

Replacement Tenant:-
After signing your Agreement, you are contractually bound to the tenancy and you can only be released after finding a suitable replacement tenant who will take on the full rent liability.
Please note: - There may be certain fees associated with early contract termination.

Cancellation Policy

1. Cancellation must be in writing
Students cannot cancel by phone or verbally.
They must send a written cancellation request (email, letter, etc.).
2. Cancellation is not automatic
The cancellation is only valid when the property's team sends written confirmation approving it.
3. No special cancellation for exam results, visa, or university admission
The property advises students to wait until they are sure about their exam results, visa approval, or university place before booking.
4. Once the tenancy agreement is signed, the student is legally bound
The student remains responsible for the full rent.
5. Release is only possible through a replacement tenant
The student must find another suitable tenant.
That replacement tenant must take over the entire tenancy and rent liability.
Only then can the original student be released from the contract.
