NEWLY RENOVATED, Long-term possible: This perfectly practical, pretty and bright studio is located on the 4th floor (no lift) in a very quiet and very SAFE building! The flat itself has windows into a quiet garden, is fully furnished with equipped kitchen, all necessary devices and equipments, up to towels and sheets provided, almost as a hotel room, just better! CENTRALLY LOCATED: The house is next to U1-underground stop "Kagraner Platz" which takes you directly to city center and several universities, very close to UNO-City. Also nearby are several tram and bus stops. One of the biggest shopping centers of Vienna is in walking distance as are numerous shopping possibilities, medical facilities, Vet-Campus and the vast recreational area Donauinsel und Alte Donau where you can swim and enjoy water sports. QUIET PLACE: Tenants will be expected to behave decently and keep the noise level low: this is a strictly NO-PARTY-location, no pets, no smokers, no instruments, no use of sport-gadgets as trampoline or similar. The house is very quiet and misbehaviour will be reported to the landlord: the house community is attentive and reliable which makes the house also very safe. Misbehaviour will result in immediate termination of contract. DEPOSIT: As unfortunately we had experience with issuing contracts for the only purpose to provide Visa documents the tenant is obliged to transfer the deposit 6 weeks before arrival to secure the contract - even if the first month is paid via this platform. In case of short-notice booking the deposit is to be transferred immediately upon booking. DURATION: We do prefer long-term tenants but we will confirm one month only and judge after that time if the tenancy is prolongued. WIFI: we provide a WiFi router against a deposit and you can use it with your own sim-card or buy a prepaid card (10-20 Euros depending on your data usage). Wifi usage is NOT included. LEGAL issues: you can register officially but TV charges are mandatory to be paid to the government annually by any registered tenant (listed at "other costs"). HAND-OVER: The flat is handed over clean and is expected to be returned clean – cost for necessary excess cleaning or repairs will be charged to the tenant on top of the regular cleaning fee. Insurance is optional but clearly recommended as any damage will be charged for! We strongly recomment that you take out a third party liability cover which is included in a cheap household insurance or student insurance. OCCUPANCY: The apartment is best suited for 1 person (one room only!). Any extra person staying for more than 3 days will result in a surcharge of 100 Euros/m plus double final cleaning surcharge. No more than 2 people can stay here! ENERGY: mid- to long-term tenants will be requested to pay their own energy bills which is why we offer the discount from the basic rent!
