If you have a long-term contract, you can terminate it with three months' notice by September 30 of the second contract year.

In order for us to accept your termination, it must be in writing in accordance with §126 BGB (German Civil Code). This means that we need the physical termination letter with your original handwritten signature on it.

You have two options for submitting your termination to us:

1. In person at your residence’s reception
   Hand in the originally signed termination letter to the House Manager.
   ? Please note: The House Managers are only authorized to receive the letter. The Letting Team will review and process your termination.
2. Send by post to our central address in Munich:

This is explaining how and when you can end (terminate) your rental contract.

Standard Termination

• You can terminate your apartment lease with 3 months' notice.
• The contract can end on 31 August (and in some cases also 30 September, depending on your contract).
• To move out on 31 August, the landlord must receive your termination notice no later than 31 May.

Example:

• Want to leave on 31 August 2026?
• Send the termination notice by 31 May 2026 at the latest.

How to Submit the Notice

• Send an original signed termination letter by post, or
• Submit it through their contact form (if accepted).
• Email termination is only valid if your contract specifically allows it.
• Termination by phone or ordinary email is generally not legally valid.

Early Termination with a Replacement Tenant

• You may also end your lease with only 4 weeks' notice to the end of a month if you find a suitable replacement tenant who is accepted by the landlord.

In Simple Terms

You have two options:

1. Normal cancellation: 3 months' notice (e.g., notify by 31 May to leave on 31 August).
2. Early cancellation: 4 weeks' notice if you provide an approved new tenant to take over the apartment.
