You may cancel your booking within 7 days of making it (the Cooling-Off Period) and receive a full refund of your security deposit, although refund timing depends on the tenancy deposit scheme.
After this period, 1st year undergraduate and postgraduate students may cancel under a “No Place, No Pay” policy if their university place is withdrawn or they choose another university after exceeding their grades.
Valid written evidence must be provided within 3 days of results (no later than 28 August). If approved, the contract is cancelled and the deposit refunded within 30 days; otherwise, 4 weeks’ notice is required and rent is payable during that period.
2nd year and returning students may cancel within 7 days for a full refund; after that, cancellation is only allowed if their university place is withdrawn, subject to evidence within 3 days, failing which 4 weeks’ notice and rent liability apply.
After moving in, the tenancy may be ended by giving 2 months’ written notice, aligned with the rent cycle and ending on the last day of a rent period, along with required personal, booking, and supporting details.

WHO CAN BE A GUARANTOR?
To be a guarantor you must:
Be resident in the UK for a minimum of 1 year
Be over 21 years of age
Be a homeowner or in full time employment
Provide a copy of photographic identification, such as a passport, driving licence or ID badge
Provide a copy of proof of your UK address which must be less than 3 months old, such as a utility bill (e.g. electricity, water, gas, telephone), a bank statement or a Council Tax bill.
