1. Before 1-week upfront rent payment is made: customer can cancel with no liability.
2. After paying the 1-week upfront rent payment:
a. Within 14 days of payment and acceptance of T&Cs: Customer can cancel with refund of 1-week upfront rent payment if a written letter of cancellation is sent to urbanest UK using either of the below methods.
b. After 14 days of payment and acceptance of T&Cs: Customer will be liable for the payment of rent and the other obligations set out in the Terms and Conditions of Tenancy (Assured Shorthold Tenancy) The only exception will be if you fail to obtain a visa to enter the United Kingdom. If that should happen, then, provided we receive notice from you by 31st May 2021 (with accompanying proof of refusal), we will accept the amount of the 1-week upfront rent payment as an agreed sum to compensate us for the loss of income which we will suffer, and you will be released from the terms of the Tenancy Agreement.
3. After moving in: After the customer collects his/her keys, the customer will be liable for the payment of rent and the other obligations set out in the Terms and Conditions of Tenancy (Assured Shorthold Tenancy). In the event the customer wishes to move out, he/she should contact the team who will be able to assist, but the customer must find a replacement tenant to take over the Tenancy and pay any associated administrative and clerical fees to carry out the transfer.
4. How to Cancel: A written letter of cancellation must be e-mailed to bookings@urbanest.co.uk. The letter should detail the booking reference which is on your contract (beginning with T), customer name and a reason for cancelling. We will then be in touch with a cancellation form to begin the cancellation process.
Applicable to bookings with a Tenancy Start Date on or after 01 September 2023.

- Within 14 days of payment and acceptance of T&Cs: Customer can cancel with refund of 1-week upfront rent payment if a cancellation request has been submitted on our cancellation form (available on the Customer’s urbanest portal) within 14-days of their original booking for the 2023-24 academic year being confirmed.
- After 14 days of payment and acceptance of T&Cs: Customer will be liable for the payment of rent and the other obligations set out in the Terms and Conditions of Tenancy (Assured Shorthold Tenancy) The only exception will be if you fail to obtain a visa to enter the United Kingdom. - How to request a cancellation: A cancellation request must be submitted via the customer’s urbanest portal in order to be reviewed. We do not accept cancellation requests by telephone, in-person, or via e-mail; the request must be made via a form submission available to the Customer on their portal.

We don't believe in taking deposits, as it creates an air of distrust with our resident community and we don't like to make people wait to get refunds at the end of their stay.
Instead, we just take the value of one week's rental for your room at the time of booking to secure your accommodation. The payment is used towards your rent with us, so you never pay more to us than you need to.
We also do not take any booking or administrative fees for making a reservation with us, helping you budget and saving you costs.
We have free printing in all our urbanest student accommodation, you can print out your documents by inserting a USB drive to the printer.
If you have lost your keys, please report this to our team at the reception as soon as possible for security reasons so that we can disable your old fob
To get a new fob, you will need to show proof of ID to confirm you live with us. If you do not have ID with you, our onsite team member will need to ask your 2 or 3 questions to confirm your identity.
You will then need to fill in a Lost Key Form and a new key will be issued to you.
It is not possible for us to store luggage or large furniture outside any flat/room due to insurance reasons, however we understand the importance of having somewhere to secure these types of items safely.
Council tax is a fee collected by each local council of the area your property is situated in. This tax is used to pay for services such as road management, traffic, street lighting, rubbish collection and education services.
If you are a full-time student in an educational institution such as a University, you are exempt from paying these council taxes.
If you arrive in London before you are registered as a student, or if you stay beyond the end date of your course, you may need to pay tax for that period.
If you are needed to prove your student status in order to become exempt from council tax, you can request a council tax exemption certificate from your University.
Every one of our buildings contains a laundry room managed by our partners, Circuit Laundry, inside the building. Simply ask at the reception of your building to find out which floor yours is on.
