Payment info & policies
Holding Fee : £250 ( due when accepting the offer) and An additional payment equivalent to 5 weeks' rent must be made within 2 weeks of booking confirmation.
Rent payment/instalment amount- The first instalment is due 7 weeks before the scheduled check-in date.
Guarantor Requirement: The property accepts both international and UK-based guarantors.
Mode of Payment: Payments can be made via Credit Card, Bank Transfer, or Online Payment.
1. Long-Term Bookings (15 Weeks and Above)
General Cancellation Policy
For bookings with a tenancy duration of 15 weeks or longer, students requesting cancellation at least 7 weeks before their scheduled check-in date will be subject to a cancellation charge of £250 (holding fee) plus 5 weeks' rent. The remaining amount, if any, will be refundable after deducting the applicable cancellation charges.
For cancellation requests submitted less than 7 weeks before the scheduled check-in date, no refund will be provided. However, the property management may consider offering a replacement option, subject to its approval and applicable terms and conditions.
Visa Refusal Policy
In the event of a visa refusal, students may request cancellation of their booking by providing the necessary notification before or after their scheduled check-in date.

Cancellation before check-in: A cancellation fee of £250 (holding fee) plus 5 weeks' rent will be deducted from the amount paid. Any remaining balance will be refunded.

Cancellation on or after check-in: A cancellation fee of £250 (holding fee) plus 5 weeks' rent will apply, along with any accumulated rent calculated from the scheduled check-in date until the date the cancellation notification is received.
2. Short-Term Bookings (14 Weeks and Below)
General Cancellation Policy
For bookings with a tenancy duration of 14 weeks or less, cancellations due to personal reasons or changes in the student's circumstances are not permitted. Once the booking is confirmed, students will not be eligible for cancellation or refunds on personal grounds.
Visa Refusal Policy
In case of a visa refusal, students may request cancellation subject to the following conditions:

Cancellation more than 2 weeks before check-in: A cancellation fee of £250 (holding fee) will be applicable. The remaining amount, if any, will be refunded.

Cancellation within 0–2 weeks before check-in: A cancellation fee of £250 (holding fee) plus 2 weeks' rent will be deducted. Any remaining balance will be refunded.

Cancellation after check-in: No refunds will be provided, and no replacement accommodation option will be offered.
