Cancellation Policy.

You may cancel your tenancy within 14 days of booking (the Initial Cancellation Period). For bookings made 1 August–30 September before the academic year, this period is 7 days. Your full security deposit will be refunded, minus £20 for international (non-UK) bank charges.

If you cancel after the Initial Cancellation Period, you remain responsible for rent until a suitable replacement tenant is found and approved. It is your responsibility to find the replacement tenant. Once re-let, your deposit will be refunded minus any applicable charges and a £50 contract variation fee.

Cancellations Outside the Initial Period (Special Circumstances Only)

You may be released from the contract without penalty (deposit refunded) if valid evidence is provided within 3 days, in the following cases:

• IELTS / Pre-sessional Course Withdrawal
  If your university place depends on an IELTS (or equivalent) that is withdrawn entirely and the course cannot proceed.

• Travel Ban
  If a government travel ban prevents you from entering or leaving your country to start your course, with no realistic delayed start.

• Flexible Start (Selected Properties Only)
  If your university formally delays the course start date, your tenancy may be shortened to match the delay (subject to property limits).

Termination by Choice

If you are already in the UK, choose not to attend university, or decide not to come to the UK voluntarily, the tenancy cannot be terminated. You remain liable for rent until a replacement tenant is found. Once re-let, the deposit is refunded minus charges and a £50 administration fee.
