You can cancel for free until 1st July or up to six weeks before your contract start date—whichever comes first, afterwards the student would be liable to pay full amount

No Visa, No Pay & No Place, No Pay

If the Tenant is not successful in their Visa/University application, they will be eligible for a full refund of any payments made towards the tenancy. In such cases, the Tenant must provide valid evidence of their Visa/University application being declined. This refund policy is valid up to three weeks prior to the tenancy start date. After this period, the standard cancellation terms will apply. A partial payment must still be made either on 15/07/2025 or 01/08/2025, depending on the booking date. The remainder must be paid by 15/08/2025.

No Visa No Pay - Submit your request via post or email to cancel the booking with evidence in writing that your Visa application has been refused. 

No Place No Pay - Proof of rejection from the university or UCAS along with a written confirmation to cancel the booking.

As per our current terms and conditions, the No Visa/University = No Pay policy ensures that students who are unable to obtain a visa or a university placement are eligible for a full refund. To qualify, students must provide valid proof of rejection or delay to reception within one week of receiving the official notice. Please note that this policy is based on the most up-to-date information available and may be subject to change pending final confirmation from management. Any updates to the terms and conditions will be communicated as soon as they are confirmed.
