Security Deposit:
A £250 holding fee is required within 24 hours to secure the accommodation.
This fee will be held in the government-backed Tenancy Deposit Scheme and refunded at the end of your tenancy, provided there are no outstanding charges.
Pay in Instalments:
For Academic Year Stays (37 weeks or longer, including August, September, October 2025 move-ins):
Instant Payments: 2% discount.
Single Payment: 1.5% discount.
Payment in 2 Instalments: Full rent amount (no discount).
Payment in 3 or 4 Instalments: 2% interest.
For Flexible Stays:
Short-Term Booking: Single payment at the full rent amount.
Long-Term Booking:
Single payment at the full rent amount.
Payment in 2 instalments at the full rent amount.
Payment in 3 or 4 instalments: 2% interest.
Please Note:
For Academic Year Contracts, the first rent payment is due by 15th July 2025.
For Flexible All-Year Check-In Contracts, the first rent payment is due 4 weeks before check-in.
Guarantor Requirement:
The property accepts both international and UK-based guarantors.

Cooling Off Period
Cancellation Policy for Long-Term Bookings (37 Weeks or More):
For Check-ins in August, September, and October 2025:
1. The property offers a 7-day cooling-off period for cancellations made before 15th July 2025 and a 1-day cooling-off period thereafter, allowing you to cancel your booking.
2. Free cancellations for personal reasons are available until 31st May 2025, with only the holding fee being retained.
Cancellation Terms for Other Reasons:
1. If you cancel within the cooling-off period, you will receive a full refund, including the holding fee (i.e., cancellation fee: £0).
2. If you cancel before 1st June 2025, you will receive a full refund except for the holding fee (i.e., cancellation fee: £250).
Important Note:
Cancellations for personal reasons are not allowed after 31st May 2025, except during the cooling-off period. However, a replacement option is available.
Cancellation Policy for Other Long-Term Bookings [For Check-ins in November, December, January, February, March, April, May, June, and July] (37 Weeks or More) and All Short-Term Bookings (4-36 Weeks):
1. The property provides a 1-day cooling-off period during which you can cancel your booking.
2. Free cancellations for personal reasons are permitted if made more than 4 weeks before check-in, with only the holding fee being retained.
Replacement Tenant Accepted
If the student has not yet moved in, the property may allow them to find a replacement. However, the full rent must be settled before the contract can be changed.
Please Note: Once a student has moved in, they are not eligible for this replacement tenant cancellation policy.
No Visa No Pay
The property offers free cancellation for visa refusals up until 2 weeks before check-in, with only the holding deposit being retained.
Cancellation Terms:
1. If the cancellation occurs within the cooling-off period, you will receive a full refund, including the holding fee (i.e., cancellation fee: £0).
2. If the cancellation occurs more than 2 weeks before check-in, you will receive a full refund except for the holding fee (i.e., cancellation fee: £250).
3. If the cancellation occurs within 0-2 weeks before check-in, you will receive a full refund except for the holding fee and 2 weeks' rent (i.e., cancellation fee: £250 + 2 weeks’ rent).
4. If the cancellation occurs after check-in and you have not collected the keys, the cancellation fee will be £250 + 2 weeks’ rent + accumulated rent from your check-in date until the date of notification.
Please note: The property does not allow cancellations for visa refusals once you have checked in and collected the keys. However, for bookings of 37 weeks or more, a replacement option may be available.

The property offers free cancellation for no student status up until 2 weeks before check-in, with only the holding deposit being retained.

How can I use the Laundry?
There is laundry on-site that works with an application you can download and wash whenever you wish. One wash together with drying is approx. 4£
