House Policies

Cancellation Policy

Unless you have already collected the keys to the accommodation you may cancel your booking without penalty up to the 31st March 2025. All cancellations must be in writing via your online portal and through the Hub, and if approved Property shall release you and retain any advance rent payments.
 
From the 1st of April 2025 onwards and unless you have already collected the keys to the accommodation, you may cancel your booking by writing or via your online portal and through the Hub at any time during the 7 days after you have accepted the offer online. If you do that, Property will make no charge and will retain any advance payments. After the 14th August 2025 you will need to go through the cancellation process via your online portal and through the Hub.
 
Provided the 7 Day Cooling-Off-Period has expired, you will have to pay all amounts due under your Tenancy Agreement unless a replacement Tenant is found for your Room. If a replacement Tenant is found for your Room before your contract start date, Property will release you from your Tenancy Agreement after the new Tenant’s 7 Day Cooling-Off-Period has expired and they have signed the new Tenancy Agreement and paid the advanced rent. If a replacement Tenant is found for your Room after your start date, Property will release you from your Tenancy Agreement seven days after the new Tenants Tenancy Agreement is signed or from the date the replacement student has moved in. If you have occupied the Room prior to this, you will be charged £50.00 to cover our costs of preparing the Room for the replacement Tenant.
 
No Place No Pay (applicable to first year and postgraduate students only) – If you are a prospective first year undergraduate or postgraduate student and your offer of a place at your preferred University/Higher Education Institution is withdrawn by the University/Higher Education Institution as a result of you not achieving the required grades, you may be eligible to be released from this agreement. You may also be eligible to be released from this agreement if you are a prospective first year undergraduate student and you choose to go to a different University because you have exceeded your expected grades. To apply to be released from this agreement in the circumstances referred to above, you will need to supply us with a copy of:
 
A written rejection letter from your chosen university/college or UCAS or a screen shot of your UCAS status which confirms that the required results were not achieved; or
 
A copy of the proof of acceptance of your new university by UCAS adjustment.
 These document(s) must be received by us within 48 hours from the date your results are published. Please email the documentation through the online portal via the Hub by submitting a Cancellation request. On receipt of the required documentation it will be verified and, provided Property are satisfied, Property will cancel your agreement whilst retaining any advance rent paid. 
DENIED VISA CANCELLATION – if you are denied a VISA and as a result cannot enter the UK to partake in your University degree, then you can cancel your booking with no obligation to the contract, so long as evidence of the VISA denial is sent to us within 48 hours of the letter/correspondence date. On receipt of the required documentation it will be verified and, provided Property are satisfied, Property will cancel your agreement whilst retaining any advance payments.

Frequent Asked Question (FAQ's)

What is platform fees?

The Platform Fee is a one-time charge that prioritizes your booking and grants access to exclusive pre and post-landing services, potentially saving up to £1,500. This fee is refundable if UniAcco cannot secure the room category and property you select.

Is it Refundable?

You can get a full refund if you cancel within 24 hours of payment, after which platform fees will not be refunded (To be added on Cancellation Policy also)

Will the booking fee be refunded to the student?

Fee is non-refundable in case the student decides to swap their accommodation from a non-commissionable property to a commissionable property. Platform Fee is refundable to the student if they decide to cancel their booking within the defined “UniAcco Cooling Off Period”. This period will be upto 48 hours from the months April-September and 5 days from the months October-March.

Why should a student book with UniAcco and not directly with the Property Manager?

We will assist the student with the entire booking process. End-to-end handling of the cancellation process for the student. (Platform Fee won’t be refundable to the student in this scenario). Post Move-In Assistance to the student.

Who is eligible to book with Axo Student Living?

Any full time student can live with AXO.

What happens if I chnage my mind after booking the room?

You have a 14 day ‘cooling off’ period from the point you pay your deposit as long as the 14 days lapse before the tenancy start date. Once the tenancy has started, you are not able to cancel.

If after the tenancy has started you want to leave, you will need to find a replacement to take over your room. We can advise you with this. Just speak to reception if this is something you require.

What is a deposit protection scheme?

By law, if you pay a deposit to your landlord or letting agent then they must protect it in a government-authorised tenancy deposit protection scheme. It applies to all landlords and agents in England and Wales who have an Assured Shorthold Tenancy (AST) agreement (the contract) with their tenant.

It was introduced to ensure that you are able to get your deposit back from your landlord or agent when you move out.
