Cancellation Policy
Cancellation Before Check-in AY 26/27
Your booking can be cancelled before check-in if:
- You have unpaid rent or fees from a previous tenancy.
- You do not pay rent on the due date.
- You do not pay the damage/security deposit.
- Your guarantor does not submit the signed guarantee within 14 days or before check-in (whichever is earlier).
- You do not check-in within 14 days after the tenancy starts, unless you informed the property about a late arrival. You will still have to pay rent until the termination date.
Before the Tenancy Starts
The agreement can be cancelled if you are unable to start or continue your university/college course. You must inform the accommodation according to the 2026/27 cancellation policy.
Termination During the Tenancy
The agreement can be ended during the stay if:
- You stop being a full-time student in the UK.
- You are involved in criminal or anti-social behaviour.
- You break the terms of the agreement.
- In Scotland or Northern Ireland, rent is unpaid for 14 days after the due date.
Important
If the agreement is terminated, the tenancy ends but you must still pay any unpaid rent or charges up to the termination date.
???????Students themselves must submit a request form on our cancellation webpage and attach any required documents to start the process. this applies to student who has accepted the offer and wants to cancel. for dual occupancy, the lead tenant who signed the contract has to do this.

What room types do you have?
Whether you want to share with friends or have your own private Studio, our Roosts offer a great selection of room types for everyone. Our rooms range depending on where you decide to book and you can view these through our individual property pages.
Can I sublet (do a tenancy takeover) with or from my friend?
No, subletting any part of your accommodation is not permitted as per your accepted tenancy agreement. If you need to move out early, contact the reception team to discuss the option of a tenancy takeover.
When will I receive my deposit back?
Your deposit payment is held in a deposit protection scheme until your tenancy end date. It will be returned to you after a successful check-out inspection, ensuring there are no damage or cleanliness issues. You can find our complete deposit process here.
Some studio rooms offer dual occupancy, can my friend come and live with me?
Yes! Check with the property about whether your studio room is eligible for dual occupancy, but please note that both students who wish to book the room as a joint tenancy MUST be students.
How do I book if I am a returning student?
