Booking Deposit:
A holding deposit of £150 is taken to reserve an apartment. This will be taken off your initial rent payment.
Security Deposit:-
The property requires a £500 deposit (£250 for Triangle@Iconinc) upon completion of your tenancy application.
This deposit is held to cover any potential damages during your tenancy.
It will be refunded after the post-tenancy inspection, provided there are no issues.
Instalment Plan:-
Payment in full.
Payment in quarterly instalments (Student must have a UK based guarantor for this instalment plan).
Guarantor:-
Every student paying in instalments must have a UK based guarantor.
If you do not have a UK based guarantor, you may choose to use the services of Housing Hand.
International guarantors are not acceptable to the property.

Cancellation Policy
Cooling Off Period:
The property does not offer a cooling-off period. All contracts are legally binding.
No Visa, No Pay
For the 25/26 Academic Year:
If your visa is rejected, the property will cancel your booking without penalty, provided you submit a copy of the visa rejection letter within 48 hours. Cancellations will only be accepted before 1st August 2025.
No Place, No Pay
For the 25/26 Academic Year:
If your university place is rejected, the property will cancel your booking without penalty, provided you submit a copy of the university rejection letter within 48 hours. Cancellations will only be accepted before 13th August 2025.
Replacement Tenant:-
if you wish to end your tenancy early under an Assured Shorthold Tenancy Agreement, you may do so by providing a suitable replacement tenant. The replacement must meet all of our criteria and submit full guarantor details before the process can be completed. Please note that an administrative fee of £50 will be charged to the outgoing tenant. For further information on this process, please contact a member of the lettings team.

What payments are taken to book a room?
A holding deposit of £150 is taken to reserve an apartment for you whilst we complete your application. Upon receipt of your holding deposit, we will send you the relevant forms and request payment of the £500 tenancy deposit.
Can I stay if I'm not a student?
No. This is student accommodation and proof of study is required before signing for a room.
What is your refund policy?
All cancellations must be notified in writing to IconInc – verbal cancellations will not be warranted. Cancellations will only be valid when in receipt of written cancellation consent from IconInc. We suggest if you are unsure about exam results, receiving your visa or other condition on you attending University that you do not book until you are sure. If the Agreement is not completed for reasons within the landlord’s control, the £150 holding deposit will be refunded within 15 days of taking this payment. However, if it is determined that you have no right to rent/provide misleading or false information/ withdraw from the proposed agreement / fail to execute your application within 15 days, your £150 holding deposit will be forfeited. After signing your Agreement, you are contractually bound to the tenancy and you can only be released after finding a suitable replacement tenant who will take on the full rent liability.
