Booking Deposit: To confirm your booking, a £250 deposit is required for immediate move-ins (AY 2025–26) for a limited time. For the 2026–27 academic year, one month’s rent is required to secure your booking.
Installment Plan: You can pay in Montly Installments.
Guarantor: Guarantor is a mandatory requirement. In case of international guarantors, only student’s parents are accepted.

Security Deposit Refunds
- Fully refundable if the student cancels before signing the Agreement
- Refund initiated within 14 working days of the booking cancellation
- Refund timelines are subject to banking channels, intermediary delays, and verification completion
Advance Rent Refunds
- Non-refundable after the cooling-off period has ended (except visa rejection or exceptional cases with proof)
- Refundable if a student provides a replacement
- All refund decisions are at Manager’s discretion based on documented circumstances
- Refunds initiated within 14 working days of Manager's confirmation
Please Note (Visa Rejection Case)
The tenant can request cancellation in case of visa rejection, provided that:
- Student notifies within 24 hours of receiving the decision
- Notification is received on or before 15th August’26
- Valid documentary proof is submitted

- Company may refund both security deposit and advance rent in full (at its sole discretion)
- All decisions are final and binding
Cancellation After Check-In
- 60-day written notice is mandatory for early move-out
- Rent continues during the notice period
Early Move-Out Options
1. Student-arranged replacement
- Replacement must be vetted and approved by Manager
- Upon successful replacement check-in, booking is cancelled
2. Property Manager-assisted replacement
- GBP 750 / EUR 750 tenant finder’s fee applies (non-refundable)
3. No replacement
- Rent continues as per contract and notice period
- Overpaid rent refunded after adjusting dues/damages
- Security deposit is forfeited (where applicable)
General Notes
- All replacement tenants must be approved by Property Manager
- Refunds processed only after replacement & verification completion
- No refund if no replacement is found/arranged
- Tenant finder’s fee (GBP 750 / EUR 750) is non-refundable and per unit
- Agents must ensure students understand pricing, terms, and timelines before booking
