Booking Deposit:- For bookings 10 months and more it is 99€ and 249€ for shorter stays.
Security deposit- Three months rent
Guarantor:- No guarantor required.
Mode of Payment:- Admission Fee can be paid by card, all other payments (First rent and Deposit) must be paid via bank transfer
We use SEPA direct debit for Monthly payments, it allows us to conveniently collect rent directly from a European bank account 1 of each month.
Booking must be concluded and Admission fee must be paid with in 5 days and the deposit must be transferred at least 14 days before the start of the rental period.
House Policies
Cancelation Policy
If you have a long-term contract, you can terminate it with three months' notice by September 30 of the second contract year.
In order for us to accept your termination, it must be in writing in accordance with §126 BGB (German Civil Code). This means that we need the physical termination letter with your original handwritten signature on it.
You have two options for submitting your termination to us:
- In person at your residence’s reception
Hand in the originally signed termination letter to the House Manager.

Cancellation Policy!
- If you wish to terminate the contract early without providing a replacement tenant, you must follow the standard termination rules specified in your rental agreement.
- Key Points:
You must continue paying rent until the official end of your contract or until a suitable replacement tenant is found and approved.
The contract cannot be terminated immediately without following the process.
For visa-related issues or other exceptions, no special provisions apply — tenants must still terminate as per the contract terms.
