Pre-Arrival:

40+ days prior to arrival: You are not responsible for the remaining rent for the lease duration. Both the rental amount will be refunded within 7 days.

30+ days prior to arrival: You are not responsible for the remaining rent. First rent amount will be refunded within 7 days. However, the  Last Rent  is non-refundable.

10+ days prior to arrival: You will be charged for 4 weeks of rent. After this period, you are not liable for the remaining rent, and any paid rental amount beyond the 4-week period will be refunded within 7 days. The last rent remains non-refundable.

Visa Denial: If your cancellation is due to a visa denial (with valid proof), you won’t be liable for the remaining rent. The  first rent amount will be refunded within 7 days, but the last rent remains non-refundable.

Post-Arrival:

If the resident terminates the lease early, they will be responsible for paying the agreed-upon monthly rent until the lease termination date. Additionally, they will be held accountable for expenses related to advertising for a replacement tenant and any necessary preparations (e.g., painting and cleaning).

Pearson Housing may consider releasing you from your obligations under the following conditions:

You provide documentation of extenuating circumstances (such as serious illness or government mandates) from an authorized agency.

You find an approved replacement tenant to occupy the room or apartment for the remainder of the lease agreement.

Deposit : First rent, last rent, and a $280 service fee.

We are flexible with the initial payment. If your students don’t have enough funds to pay the full amount upfront, they can pay the last rent amount to reserve the room. We expect the first rent and $280 service fee to be paid before check-in.
