The resident must provide 4 weeks’ written notice if they wish to end the agreement early and must pay an early termination fee of up to $500 (used for advertising and updates), unless otherwise agreed.

If the resident ends the agreement before the contract period ends, they must continue paying the full occupancy fee until a replacement occupant is found and moves in.

The resident must also make reasonable efforts to help find a new occupant (the property manager may assist).

If occupancy fees are unpaid, the property manager may take legal action to recover them.

If the security deposit is insufficient to cover outstanding charges, the resident must pay the remaining balance.

The early termination fee must be paid before move-out.

The resident must ensure all lights are working at the time of departure.
